ROLL CALL: <br />Acting Chairman Koeth called the meeting to order at 7:45pm <br />I'RESENT: Chairman R. Tallon and Board Members, S. Asseff, R. Koeth, C. Allan and T. <br />Hreha. <br />ABSENT: Board Members W. Spalding and. K. O'Rourke <br />ALSO PRESENT: Law Director M. Gareau, City Engineer P. Deichmann, Building <br />Commissioner D. Conway, and Asst. Clerk of Commissions K. Fallon. <br />II. REVIEW AND CORRECTION OF MIN-[JTES: The minutes of April 11, 2000 Planning <br />Commission meeting have been submitted for approval. <br />R. Koeth motioned to approve the minutes of April 11, 2000 as written. The motion was <br />seconded by C. Allan and unanimously approved. <br />III. BUII.,DING DEPARTMENT REQUESTS: <br />1. Brooklor Shopping Center - 25905-26035 Lorain Rd.: <br />Proposal consists of installation of a new loading door and revised parking layout. Note: Planning <br />Commission will need to refer this proposal to the Board of Zoning Appeals, as a variance will be <br />required. <br />Acting Chairman Koeth called all interested parties forward to review the request. Howard <br />Beder, Chief Operating Officer of Robert Stark Enterprises who are the owners and operators of <br />the Brooklor Shopping Center, came forward to review the request. Mr. Beder reviewed the <br />history of Brooklor Shopping Center. Mr. Beder indicated approval is needed from the Board to <br />convert previous car installation and storage space for future retail purposes. The variance they <br />are requesting is for the Golf Galaxy loading area. Golf Galaxy's loading is much less significant <br />than Sun TV had been. At this time, 7:50pm, Mr. Tallon arrived. Mr. Koeth questioned if the <br />applicants were adding the door onto the back. Mr. Beder indicated that the door would be <br />added and in the future when there is another tenant they hope to renovate the area used by Sun <br />TV. Mr. Conway indicated that before the applicants can proceed a variance to put the loading <br />zone in the front 75-foot setback, needs to be given by the Board of Zoning Appeals. He added <br />the applicants are submitting conceptual drawings, but not what the final product would be, so the <br />applicant needs a recommendation to Board of Zoning Appeals where the Board is in favor of the <br />applicants creating a new loading zone on that fagade of the building. It should also be noted that <br />the applicants are removing two out of four overhead doors that were there, so the overall impact <br />is less. The applicants are creating a screen so the loading area would not be seen on Lorain <br />Road. Mr. Conway indicated that because of the new design there were three parking spaces
