ROLL CALL: <br />Acting Chairman, Koeth called the meeting to order at 7:40PM. <br />PRESENT: Acting Chairman, R. Koeth; Board members, K. O'Rourke, S. Asseff, C. Allan, W. <br />Spalding and T. Hreha. <br />ALSO PRESENT: Assistant Law Director, J. Dubelko, City Engineer, P. Deichmann, Building <br />Commissioner, D. Conway and Asst. Clerk of Commissions, S. Solomon. <br />ABSENT: Chairman; R. Tallon. <br />II. REVIEW AND CORRECTION OF MINUTES: The Planning Commission minutes dated <br />January 9, 2001 have been submitted for approval. <br />R. Koeth motioned to approve the Planning Commission minutes dated January 9, 2001 as written. <br />The motion was seconded by C. Allan and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1. Litehouse Pools; 25601 Lorain Road <br />Proposal consists of an addition to the existing building. Note: 1). This submission is pending <br />lot consolidation. 2). Variances will be required as well as a special permit to add to a non- <br />conforming building. <br />Acting Chairman Koeth called all interested parties forward to review the proposal. Steve <br />Schill, the architect, and Pat Goold with Litehouse Pools ca.me forward to review the <br />proposal. Mr. Schill explained that the proposal is to expand the Litehouse Pools current <br />building. Mr. Goold has an option on the small office building on the corner of Bailey and <br />Lorain, which if this proposal is approved he'll raise that building and add a 3,800 sq. ft. <br />addition to the side of the existing Litehouse Pools building. The current tenant, Men's Big <br />and Tall will move into that addition and "Litehouse Pools will move over and expand <br />throughout the existing building. There are seven variances that they will need. These <br />setbacks and other issues came into play after the initial Litehouse building was approved back <br />in 1987. The proposal that they are planning is going to match setbacks and driveways and <br />things like that. At this time Mr. Koeth read the variances requested aloud. Mr. Koeth <br />questioned if the lot consolidation has been approved. Mr. Schill replied that the lot right now <br />is still on an option. They will consolidate the lot when W. Goold exercises his option to <br />purchase the property, if this is approved. Mr. Spalding questioned if when Litehouse Pools <br />came in originally did they have a variance for the parking setbacks and count. Mr. Conway <br />replied that they probably did not require a variance for the amount of parking, it pretty much <br />conformed to our code at that time. Mr. Schill showed photographs of the existing building <br />to the board members. Mr. Hreha questioned what is in the building that they are knocking <br />down to expand over. Mr. Goold replied there are four offices in there which are insurance, <br />attorney, and a dentist. Mr. Schill commented that they are proposing to continue the fencing
