Koeth, board members; K. O'Rourke, W. Spalding, T. Hreha, C. Allan <br />and J. Lasko. - <br />ALSO PRESENT: Assistant Law Director, B..O'Malley, City Engineer, P. Deichmann, Building <br />Commissioner, D. Conway and Clerk of Commissions, D. Rote. <br />ABSENT: Board member; S. Asseff. II. REVIEW AND CORRECTI(7N OF NIlNUTES: <br />The Planning Commission minutes dated January 8 and 22, 2002 have been submitted for <br />approval. <br />R. Koeth motioned to approve the January 8, and 22, 2002 minutes as submitted. The motion <br />was seconded by T. Hreha and unanimously approved. <br />BUII..DiNG I3EI'ARTMENT REQUESTS: <br />Kennedy Ridge Townhomes? 236-17-005 & 015 <br />Proposal consists of 40 new Townhomes wrth Access via Kennedy Ridge iZoad. <br />Note: This proposal was tabled at the 11/13/01 & 12/11/01 Planning Commission meetings and <br />sent to Board of Zoning Appeals on 1/08/02. Board of Zoning Appeals addressed the variances <br />required at the 2/7/02 meeting. <br />Chairman Kaeth called all interested parties forward to review the proposal. Mr. Gillespie, the <br />Vice President of the NRP Group came forward to review the proposal. IV1r. Crillespie <br />commented that the Board of Zoning Appeals had the opportunity to review the plans in detail. <br />The Board of Zoning Appeals granted the seven- (7) variances required. He met with the fire <br />department a couple of times and the Fire Chief had indicated that he was in favor of the current <br />plans. There was a traffic report received from the engineering department indicating that there <br />would not be any traffic problems caused by the development. He met with the city forester <br />regarding a few landscaping issues and invited the forester to visit the site mid summer to <br />address issues he had. The forester wanted some of the underbrush removed by hand so not to <br />damage the trees and requested that the mounds-not interfere with the current swell or tree roots. <br />He suggested that he had the forester sign a set of landscaping plans, which he would bring to the <br />Architectural Review Board meeting. He has met with abutting residents on many accusations <br />and discussed additional pine trees being added along the southern portion of the lot for the 4 or <br />5 homes that abut the site. Mr. Gillespie suggested that he would be happy to send each resident <br />a signed letter stating "each lot will receive an additional total of eight (8) six (6) foot spruce <br />trees". The spruce trees would be an addition to the natural wooded bufFer that is currently there. <br />The trees will be planted on the resident's property to screen the back of their homes. Mr. <br />Gillespie indicated that fencing was discussed however, he is not a big fan of fencing. A few <br />areas could benefit from fencing such as the southern parking area near the entrance drive, which
