CITY OF NORTH OLMSTED <br />"TOGETHER WE CAN MAKE A DIFFERENCE" <br />ARCHITECTURAL REVIEW BOARD <br />DECEMBER 17, 2003 <br />MINUTES <br />ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:35 p.m. <br />PRESENT: Chairman B. Zergott and Board member J. Crook. <br />ALSO PRESENT: Assistant Law Director, B. O'Malley, City Planner, K. Wenger and Clerk <br />of Commissions D. Rote. <br />ABSENT: Board member J. Nader. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The Architectural Review Board minutes dated November 19, 2003 have been submitted for <br />approval. <br />B. Zergott motion to approve the Architectural Review Board minutes dated November <br />19, 2003 as written. J. Crook seconded the motion, which was unanimously approved. <br />III. SIGNS: <br />IV. OLD BUSINESS: <br />Dunkin Donuts/ Baskin Robbins; PP# 237-09-005 (Clause Road: (WRD 2) <br />Proposal consists of construction of a new Dunkin Donuts/ Baskin Robbins Retail building. <br />Note: The Architectural Review Board addressed the proposal on 11-19-03. Planning <br />Commission tabled the proposal 11-25-03. <br />Mr. Zergott called all interested parties forward. Mr. Vayda with Retail Architecture, Mr. <br />Dalpiaz, the Construction Manager and Ms. Caserta, also with Retail Architecture came <br />forward to review the proposal. <br />Applicants Presentation: <br />Ms. Caserta submitted a new elevation for the Board members to view. The cornice and the <br />Merlot brick was reworked as the Architectural Review Board requested. The awnings were <br />also changed to only having the stripes at the entrances and solid awnings elsewhere. The <br />gooseneck lights that were suggested have been added to the building. The Clague Road <br />landscaping buffer area has been expanded to further protect the residents across the street. <br />The buffering area along the south side property line was widened. <br />Board members comments: <br />Mr. Zergott suggested that the landscaping was not yet met. He would like some pines or <br />spruce trees along the south side of the site. He would like the trees placed on a one to two <br />foot mound not just a straight row of plants. The holly plant proposed is not hardy he would <br />prefer taxus sebian, no azaleas they will not survive on the site they need shade. The <br />landscaping plan needs to be readdress. Mr. Crook suggested that on the legend it states <br />specific number of plants but the plans do not show the same total number of plants as the <br />legend. Ms. Caserta indicated that as there are . budget concerns when they added <br />landscaping to the west they had to remove landscaping from other areas. They are trying to <br />provide a landscape plan that would buffer the residents and balance the site. Planning
