CITY OF NORTH OLMSTED <br />"TOGETHER WE CAN MAKE A DIFFERENCE!" <br />PLANNING COMMISSION <br />MINUTES - SEPTEMBER 23, 2003 <br />IN COUNCIC, CHAIVIBERS <br />7:30 P.M. <br />I. ROLL CALL: Chairman Koeth called the meetine, to order at 7:34 p.m. <br />PRESENT: R. Koeth, M. Yager, S. Hoff-Smith, W. Spalding, and J. Lasko <br />ALSO PRESENT: Assistant Law Director B. O'Malley, City Enbineer G. Durbin, and Assistant Clerk <br />of Commissions A. Kilbane <br />ABSENT: C. Allen <br />Note: Prior to the start of the ineeting, new board member, Mark Yager, was sworn in by Mr. <br />O'Malley. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The Planning Cominission minutes dated September 9, 2003 have been submitted for approval. <br />R. Koeth made a motion to approve the minutes of Septembei• 9, 2003 as submitted. The motion <br />w1s seconded by W. Spalding. Roll call on the motion: W. Spalding, S. Hoff-Smith, J. Lasko, <br />and R. Koeth -Yes, M. Yager - Abstain. Motion Cnrried. <br />Chairman Koeth pointed out the Carnegie Manajement & Development Corporation proposal has <br />been pulled from the agenda. <br />III. BUII,DING DEPARTMENT REQUESTS: <br />1. E4utoZone, Iiic., 24250 Lorain Rd., PP#231-31-005 <br />The proposal consists of construction of a one-story masonry building and associated site work. Note: <br />Planning Commission addressed the proposal 04/08/03 and approved the plans 7/8/03. The <br />Architectural Review Board addressed tliis proposal on 7/16/03 and 9/17/03. <br />Applicant's Presentation <br />Mr. Jeffrey Berneburg came forward on behalf of AutoZone and indicated their proposal received <br />the approval of the Architectural Review Board last week. He said they successfully addressed the <br />requests for revisions and are now seeking tlie approval of the Planning Commission. He pointed out <br />the main change is the addition of landscaping to the pei-itneter of the parking areas, as well as <br />improvetnents to the fa?ade. He referred to tlle brick samples and showed the board what they will be <br />usinj for the building. He added the new store will be different from any of their other facilities to <br />accommodate the wishes of the Architectural Review Board. <br />Board Questions and Comments <br />Mr. Koeth asked about the lighting at the back of the site. Mr. Berneburg said they had a splash <br />light in the back but the Architectural Review Board aslced that it be removed. Mr. Koeth asked for <br />Mr. Yager's coinments since he was part of tlle Architectural Review Board when the proposal was <br />presented to that board. Mr. Ynger said the applicant has followed everything the Architectural <br />Review Board asked for. Mr. Spalding asked if there is parking behind the building. Mr. Berneburg <br />said there is not and reviewed the site plan. Mr. Yager pointed out the dumpster is enclosed and the <br />roof top units are hidden. Mrs. Hoff-Smitli asl<ed if the dumpster enclosure matches the material for <br />the building. Ma•. Bernebui•g replied it does. Ma•. Yagei- said the landscaping was approved.
