ROLL CAI.L <br />Chairman Koeth called the meeting to order at 7:35 pm. <br />PRESENT: Chauman R. Koeth, board members W. Spalding, T. Hreha, M. Yager, S. Hoff- <br />Smith and J. Lasko. <br />ALSO PRESEN'T: Assistant Law Director B. O'1Vlalley, Planning Director K. Wenger, City <br />Engineer G. Durbin, Assistant Building Commissioner T. Rymazczyk and Clerk of Commissions <br />D. Rote. <br />ABSENT: Board member C. Allan <br />REVIEW AND CORRECTION OF NIINUTES: <br />T'he Planning Commission minutes dated September 9& 28, 2004 have been submitted for <br />approval. <br />R. Koeth moved to accept the September 9, 2004 Planning Commission minutes as written. <br />W. Spalciing seconded the motion, wluch was unanimously approved. <br />R. Koeth moved to accept the Septeffiber 28, 2004 Planning Commission minutes noting <br />that Mr. Bryan O'Malley attended the Ohio Planning Commission meeting. M. Yager <br />seconded the motion, which was unaninnously approved. <br />III. COMMiTNICATIONS <br />IV. OLD BUSINESS <br />1. Shadow Wood Bradlev Road Cluster, 30898 Bradlev Road: (W1tD 3) <br />Proposal consists of the construction of a single family cluster home development. Note: <br />Architectural Review Board addressed this proposal on 7/21/04 and 9/22/04. Planning <br />Commission tabled this proposal on 9/28/04. <br />At the request of the applicant this proposal was withdrawn until the October 26, 2004. <br />2. Consolidation Plat (Corner Stone Plaza) of 23420 Lorain Road: (WRD 2) <br />The proposal is to consolidate Permanent Parcel Number 231-26-006 (approximately 0.62 acre, <br />and also known as 23420 Lorain Road) with I'ermanent Parcels Number 231-26-003 <br />(approximately 0.19 acre), 231-26-004 (approximately 0.18 acre) and 231-26-005 <br />(approximately 0.13 acre). The consolidated pazcel will be 1.1391 acres. 'I'he location is on the <br />northwest corner of the intersection of Lorain Road and Clague Road. Zoning is 1Zetail Business, <br />General. <br />The existing permanent Parcels Nzunber 231-26-003, 231-26-004, 231-26-005 and 231-26-006 <br />do not conform to the area requirements of the Zonirig Code. The required area is 40,000 square <br />feet, and the actual area is approximately 8,200 square feet (-003), 7,750 square feet (-004), <br />5,800 square feet (-OOS), and 26,840 square feet (-006). The existing Permanent Parcel Number <br />231-26-003, 231-26-004 and 231-26-005 do not conform to the lot width requirement of the <br />Zoning Code. The existing permanent parcel number 231-26-006 conforms to the lot width <br />requirement of the Zoning Code for the fronta.ge a.long Clague Road.
