ROLL CALL: <br />Chairtnan Zergott called the meeting to order at 5:30 p.m. <br />PRESENT: Chairman B. Zergott, Members J. Nader, J. Crook, T. Ulewicz(arrived at 6:00 p.m.) <br />ALSO PRESENT: Planning Director K. Wenger, Building Commissioner D. Conway, <br />Secretary L. McNabb <br />II. REVIEW AND CORI2ECTION OF 1VIINUTES: <br />The Architectural Review Board minutes dated October 20, 2004 are submitted for approval. <br />Mr. Zergott requested a change to the motion for the North Olmsted Assembly of God proposal. <br />The wording should be changed from adding the stone veneer 3' high around the building to be <br />changed to the south side of the building. Mr. Crook requested the wording in the second <br />paragraph for the North Olmsted Assembly of God to be changed from the addition seemed nice <br />to the plan seemed nice. <br />Chairman Zergott moved to approve the October 20, 2004 minutes with the changes that <br />were presented. J. Nader seconded the motion, which was unaniuiously approved. <br />III. SIGNS: <br />IV. OLD BUSINESS: <br />V. NEW BUSINESS <br />1. Conrads's, 4799 Great Northern Boulevard: <br />Proposal consists of building modifications: Architectural Review Board addressed this proposal <br />on 10-20-04. <br />Ed Clancy, operations manager from Conrads and John Henry, contractor from Archer Signs <br />came forward. He said many of the Conrad's locations have been built in the 70's and 80's and <br />they are looking to freshen up the look of the older buildings. Total Image, a company out of <br />Columbus has been recruited to help update the design and add a"topper" type look to the <br />buildings. They are seeking to add some elements to the current features. The topper is an ABS <br />material, which is affordable and is a simple mounted material with colors that will match the <br />logo. Mr. Crook expressed concern about the irregular shape of the topper. He said it is not a <br />normal uniform hip roof. He asked the applicant if they could reshape it to make a bit more <br />aesthetically pleasing. He said the angles are very steep on one side of the building and shallow <br />on the other, which does not represent a hip roof at all. He asked if both dimensions could be <br />matched, to create a flat ridge line. Mr. Clancy indicated there would be some difficulty with <br />this due to a HVAC unit that is there and must be accessible in the back. By keeping the
