BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES FOR AUGUST 2, 2021 <br />ROLL CALL <br />Chairman Allain called the meeting to order at 7:00 p.m. via online public meeting. <br />Present: Eric Allain, Bob Papotto, Ralph Mackey <br />Absent: Dan Rahm, Suzie Patton <br />Staff. Planning Director Kim Lieber, Law Director Michael Gareau, Building Coordinator Katie <br />Seeley, Administrative Assistant Nicole Rambo -Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the Building & Zoning Board of <br />Appeals minutes of July 7, 2021, motion passed 3-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />21-19605; Cary Peeples; 4673 Lansing Drive <br />Representative: Cary Peeples, owner <br />Proposal consists of a garage addition. Property is zoned B -One Family Residence. <br />1. A 90 sq. ft. variance for area of private garage; code permits 750 sq. ft., applicant shows 840 <br />sq. ft., Section 1135.02(B)(1)(a). <br />The applicant is proposing an addition to an existing garage. The current garage is 528 square <br />feet and the addition will be 312 square feet for a total area of 840 square feet. This is 90 square <br />feet greater than code permits for a detached garage. Mr. Peeples recently purchased the property <br />and owns two antique cars that he needs to store. Some tools and equipment needed for <br />maintaining the cars will also be stored in the addition. He plans on updating the home's <br />windows, siding and landscaping and installing a new driveway in the next year. He would also <br />like to build an addition on the back of the home in about two years. Ms. Lieber pointed out that <br />the lot is 20,000 square feet so slightly larger than the standard lot in North Olmsted. Mr. Peeples <br />said the garage will not be used for automotive repair services. Mr. Papotto asked if a shed <br />would be built, Mr. Peeples recently pulled a permit for a shed that will be used to store yard <br />maintenance equipment. Mr. Papotto thought the request is reasonable since it is a larger lot <br />surrounded by other larger lots. Mr. Allain agreed and thought the need was justified for winter <br />vehicle storage. Mr. Mackey appreciated that the owners are planning on improving the property. <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variance for 21- <br />19605; Cary Peeples; 4673 Lansing Drive: <br />1. A 90 sq. ft. variance for area of private garage; code permits 750 sq. ft., applicant shows <br />840 sq. ft., Section 1135.02(B)(1)(a). <br />Motion passed 3-0. <br />21-19655; Yousef Abuturabee; 23235 Woodview Drive <br />
