BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES FOR DECEMBER 6, 2021 <br />ROLL CALL <br />Vice Chairman Papotto called the meeting to order at 7:01 p.m. via online public meeting. <br />Present: Bob Papotto, Ralph Mackey, Dan Rahm, Suzie Patton <br />Absent: Eric Allain <br />Staff. Planning Director Kim Lieber, Law Director Michael Gareau, Jr., Building Coordinator <br />Katie Seeley, Administrative Assistant Nicole Rambo -Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Mackey moved, seconded by Mr. Rahm, to approve the Building & Zoning Board of <br />Appeals minutes of November 1, 2021, motion passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />21-20682; Margaret Ryan; 26734 Sudbury Drive <br />Representatives: Dan & Margaret Ryan, owners <br />Proposal consists of a new patio cover. Property is zoned A -One Family Residence. <br />1. A 5 ft. variance for rear yard setback of a roofed patio; code requires 50 ft., applicant shows <br />approximately 45 ft., Section 1135.02(C)(4)(a). See also 1135.06(D). <br />The applicant is replacing a roof over an existing patio. The roofed patio encroaches into the <br />required rear yard setback by five feet. No previous variance was granted for the existing <br />structure. Mr. Ryan said Fairview Builders built the enclosed porch about 25 to 30 years ago. <br />They are upgrading the structure with a gabled roof so it will look better. Ms. Lieber had no <br />objections since it is an existing condition and it is a minor request. Ms. Patton thought the <br />request was minor and seemed straightforward, Mr. Rahm, Mr. Mackey and Mr. Papotto agreed. <br />Mr. Mackey moved, seconded by Ms. Patton, to approve the following variance for 21- <br />20682; Margaret Ryan; 26734 Sudbury Drive: <br />1. A 5 ft. variance for rear yard setback of a roofed patio; code requires 50 ft., applicant <br />shows approximately 45 ft., Section 1135.02(C)(4)(a).
