BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR SEPTEMBER 9, 2024 <br />ROLL CALL <br />Mr. Papotto called the meeting to order at 7:00 p.m. in Council Chambers. <br />Present: Bob Papotto, Ralph Mackey, Suzie Patton, Mike Kovach <br />Absent: Dan Rahm <br />Staff. Building Coordinator Katie Seeley, Director Max Upton, Law Director Michael Gareau, <br />Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />The meeting minutes of August 5, 2024 were approved; all in favor, none opposed. <br />COMMUNICATIONS <br />Mr. Papotto informed all attendees that case 129-2024 was tabled and would not be heard until <br />the next meeting and 144-2024 was removed from the agenda and would not be heard at all. <br />RESIDENTIAL APPEALS AND REQUESTS <br />120-2024; Robert Kuhn; 5341 Whitehaven Ave. <br />Representative: Mr. Robert Kuhn; 5341 Whitehaven. Resident: Larry White on Wellesley <br />The applicant requested a storage building of 240 square feet, measuring 12 feet by 20 feet with <br />a height of 13 feet, on a lot just under half an acre (0.45 acres). The need for a larger shed was <br />expressed, as the existing 150 -square -foot option was deemed too small for additional storage <br />alongside a zero -turn mower. The proposal did not include a driveway, as an alternative plan was <br />to expand the shop by 4,000 square feet instead of adding concrete. There were no comments <br />from the building department, and it was noted that many commercially available sheds exceed <br />current size allowances. The applicant clarified that vehicles would be stored in a different <br />facility, with plans for a controlled atmosphere area in the shop for them. <br />Concerns were raised about a proposed shed on a vacant lot, emphasizing its potential negative <br />impact on neighborhood aesthetics and noise during construction. A resident expressed <br />discomfort about the possibility of noise from construction and shed activities, especially given <br />personal circumstances. It was clarified that the shed would be for storage only, without <br />operating equipment or power tools, and that the lot was now a combined half -acre parcel. <br />Questions regarding the materials used for the shed also highlighted worries about compatibility <br />with the neighborhood's appearance. <br />Mr. Kovach motioned to approve 120-2024; Robert Kuhn; 5341 Whitehaven Ave.; seconded by <br />Ms. Patton. <br />
