BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR OCTOBER 7, 2024 <br />i <br />ROLL CALL <br />Mr. Papotto called the meeting to order at 7:02 p.m. in Council Chambers. <br />Present: Bob Papotto, Ralph Mackey, Suzie Patton, Mike Kovach <br />Staff. Building Coordinator Katie Seeley, Director Max Upton, Law Director Bryan O'Malley, <br />Administrative Assistant Lyn Wilson <br />RESIDENTIAL APPEALS AND REQUESTS <br />123-2024; Megan Stokes; 26657 Leenders Ln. <br />Representative: Megan Stokes; 26657 Leenders Lane <br />A variance request was made for a concrete patio in the backyard, seeking an 8% variance for <br />excessive rear yard and lot coverage. The code permits up to 20% coverage, or 798 square feet, <br />based on a rear yard size of 3,999 square feet. The applicant requested 28% coverage, or 1,101 <br />square feet. <br />The applicant explained that a shed and pool had already been installed, and when attempting to <br />add patios, it was determined that the coverage was 8% above the allowable limit. The request <br />was for two patios: one for a grill and table, and another near the pool for chairs. <br />The building department noted that the applicant had worked to reduce the size of the patios to <br />minimize the variance request. One patio had been repositioned to meet setback requirements. <br />In response to a question about alternative materials that might not require a variance, the <br />applicant expressed a preference for durable materials that would last longer than options like <br />pea gravel, as the property had been owned for almost two years and the investment in a <br />sustainable solution was desired. <br />Mr. Kovach motioned to approve 123-2024; Megan Stokes; 26657 Leenders Ln.; seconded by <br />Ms. Patton. <br />There was a discussion regarding the variance request. One member acknowledged the necessity <br />of the request, noting that while the backyard coverage might appear excessive, a similar <br />situation was present at their own home. The member emphasized that a 12 by 22 concrete patio <br />was needed for a few chairs and grills, and that having a space beside the pool was important to <br />prevent mud from being tracked in. The member expressed support for the variance. <br />Another member agreed, highlighting the applicant's efforts to reduce the variance size by <br />working with the city. It was noted that the request was small, and they also expressed support. <br />
