-A- <br />I <br />BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR AUGUST 5, 2024 <br />ROLL CALL <br />Mr. Rahm called the meeting to order at 7:01 p.m. in Council Chambers. <br />Present: Dan Rahm, Ralph Mackey, Suzie Patton, Mike Kovach <br />Absent: Bob Papotto <br />Staff. Building Coordinator Katie Seeley, Coordinator Steve Holowicki, Law Director Michael <br />Gareau, Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />The meeting minutes of July 1, 2024 were approved; all in favor none opposed. <br />RESIDENTIAL APPEALS AND REQUESTS <br />82-2024; Hiren & Hiral Makwana; 24129 Salzburg Cir. <br />A variance request for a concrete patio was presented, seeking a 13% variance for excessive rear <br />yard lot coverage. The code permitted up to 20%, equivalent to 592 square feet, but the applicant <br />proposed 33%, totaling 968 square feet. The applicants explained that the current patio was <br />insufficient for family gatherings, and extending it wouldn't affect neighbors. The unique yard <br />with a large side lot and a previously granted variance in 2017 contributed to the small backyard, <br />justifying the need for a larger patio. <br />Mr. Kovach motioned to approve 82-2024; Hiren & Hiral Makwana; 24129 Salzburg Cir.; <br />seconded by Ms. Patton. <br />Motion Passed: 4-0 <br />108-2024; Bob Pope; 24124 Noreen Dr. <br />A proposal was made for a patio cover, requesting a 27 -foot variance for a rear yard setback <br />where the code required 50 feet, but the applicant proposed 23 feet. Previous variances had been <br />granted in 1965 for similar issues with rear and side yard setbacks. The applicant explained that a <br />patio cover was needed to enjoy the space more frequently, despite rain, sun, and bugs. It was <br />noted that other residents had similar awnings, and that any backyard modifications would <br />require a variance due to the existing setbacks. <br />Mr. Kovach motioned to approve 108-2024; Bob Pope; 24124 Noreen Dr.; seconded by Ms. <br />Patton. <br />Motion Passed: 4-0 <br />
