PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR MAY 27, 2026, <br />ROLL CALL <br />Mr. David called the meeting to order at 7:01 p.m. <br />Present: Tom David, Jose Leon, Tony D'Alessandro, Jen Kalin, Matt Marrie <br />Absent: Rosie Hamdan, <br />Staff: Director Michiel Wackers, Assistant Director of Law Bryan O'Malley, City Engineer Jeff <br />Filarski, City Planner Nahid Parsipour <br />NEW BUSINESS <br />Zoning Code Audit <br />The Planning and Design Commission reviewed a preliminary zoning audit presentation <br />prepared by the Planning and Economic Development Director. The presentation examined the <br />City's zoning code structure, variance history, nonconforming properties, development review <br />processes, and land -use performance data. It was noted that a significant number of variance <br />requests involved setbacks, accessory structures, signage, and fences, and that many properties <br />were nonconforming under current zoning standards. The Director identified opportunities to <br />reorganize and simplify the zoning code, improve application review procedures, reduce reliance <br />on variances, and better align zoning regulations with the City's adopted planning documents. <br />Commissioners discussed the importance of public engagement, improving the application <br />process, maintaining transparency, and ensuring future zoning updates support economic <br />development while preserving neighborhood character. The Commission agreed to review the <br />presentation materials further and provide feedback during the stakeholder engagement process <br />over the coming month.
