BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR FEBRUARY 2, 2026 <br />ROLL CALL <br />Mr. Ammons called the meeting to order at 7:00 p.m. in Council Chambers. <br />Present: Neil Ammons, Ralph Mackey, Roxana Galateanu, Gretchen Schuler <br />Staff Building Coordinator Katie Seeley, Law Director Michael Gareau, Economic <br />Development Coordinator Steve Holowicki <br />RESIDENTIAL APPEALS AND REQUESTS <br />368-2025; Anne Marie Thoen; 24040 Noreen Dr. <br />Case 368-2025 for 24040 Noreen Drive was introduced regarding a proposed 15' x 18' (270 sq. <br />ft.) rear sunroom addition. The applicant requested variances to enlarge a nonconforming <br />dwelling, including an 8.6 -foot front yard setback variance (41.4' provided, 50' required), a <br />5.15 -foot side yard setback variance on a corner lot (19.85' provided, 25' required), and a 13 - <br />foot rear yard setback variance (37' provided, 50' required). <br />It was explained that the home was already nonconforming for front and side setbacks, and the <br />addition would primarily impact the rear setback. The representative stated the sunroom would <br />be screened by fencing and arborvitae, would match the home, and would not negatively impact <br />the neighborhood. A neighboring property owner expressed support, and the Building <br />Department had no objections. It was confirmed that an existing gazebo and deck would be <br />removed to accommodate the new structure. No further questions were raised. <br />Mr. Mackey made a motion to approve the variances 1-4 as written; seconded by Ms. Galateanu. <br />Motion Passed: 4-0 <br />Mr. Ammons made a motion to nominate Mr. Mackey as Chair and Mr. Ammons as Vice Chair; <br />seconded by Ms. Galateanu. <br />Motion passed: 4-0 <br />ADJOURNMENT <br />With no further business before the board, the meeting adjourned at 7:16 pm. <br />Ralph Mackey, Chair yn Wilson, Administrative Assistant <br />Approved:H I <br />lQ <br />
