? <br />both general and special, for the current half of the taxable year and thereafter. <br />ITEM SIX• No Escrow <br />No escrow shall be established for the closing of this transa.ction. Seller sha11 pay a11 costs <br />associated with the transaction. All documents and funds necessary for the completion of this <br />Agreement shall be exchanged by and between the parties at the signing of this Agreement. <br />Possession shall be given to Purchaser upon title transfer. In addition, Purchaser's easement upon <br />Seller's property shall become effective upon title transfer. <br />ITEM SEVEN: No Prorations, Etc. <br />General taxes, special assessments that are a lien, and annual maintenance charges, <br />municipal and county, if any, shall not be prorated. <br />ITEM EIGHT: Relocation of Three-Panel Trade Sign. <br />Seller presently has a three-panel trade sign located on the corner of Clague and Lorain <br />Road, in or near to the proposed roadway expansion. The Purchaser agrees that Seller shall have <br />the right to move a.nd relocate the said trade sign as shown on the map attached hereto as Exhibit <br />D. Said relocation is a result of the City's roadway expansion, sha11 be viewed by the City as a <br />minor change to the property's approved development plans, and Seller shall not be required to <br />obtain any variance from the City's Board of Zoning Appeals in order to relocate the sign as <br />proposed. <br />ITEM NINE: Binding Asreement <br />This Agreement shall be binding upon and inure to the benefit of Seller and Purchaser, and <br />their respective heirs, executors, administrators and assigns. This Agreement contains all of the <br />terms and conditions of this transaction upon which Seller and Purchaser have agreed. <br />3 <br />
