<br />;- <br />1145.03 PLANNING AND ZONING CODE 106 <br />(b) To provide a Limited Industry-Industrial Park District in proximity to the <br />interstate highway system so as to be accessible to a large labor force, <br />administrative personnei and consumers throughout the region; <br />(c) To protect and stabilize developments from traffic congestion by regulating <br />the intensity of use, parking, loading and onsite traffic circulation, and by <br />regulating access to major streets and thoroughfares; <br />(d) To protect nearby residential areas by restricting the types of permitted uses, <br />particularly at their common boundaries, and, as far as possible, prohibit <br />otherwise objectionable influence; and <br />(e) To provide for the efficient development of light industry while providing <br />for compatible open spaces and promoting the most desirable beneficial <br />industrial use of the land. <br />(Ord. 90-125. Passed 5-21-91,) <br />f 1145.03 USES PERMITTED. <br />The following shall be permitted in a Limited Industry-Industrial Park District: <br />(a) Office Buildines. Offices include professional, financial, governmental, <br />public utility, administrative and sales except that no retail sales involving <br />the exchange of inerchandise shall be permitted. Medical offices are not <br />permitted. <br />(b) Research Laboratories. Research laboratories include experimental, <br />research and testing, all types of basic and applied research of product <br />design and development, including the operation of small scale experimental <br />and pilot operations for determining the feasibility of new technology. <br />(c) Metal Production. Metal production includes metal cutting, stamping, <br />electric, gas and ultrasonic welding, grinding, machining and finishing, only <br />in the production andlor assembly of products such as: <br />(1) Automotive and aircraft parts; <br />(2) Electrical and electronic equipment and motors; <br />(3) Electrical appliances; <br />(4) Hardware, cutlery and kitchen utensils; <br />(5) Musical and scientific equipment; <br />(6) Medical, orthopedic and photographic instruments and equipment; <br />(7) Sporting goods and athletic equipment; <br />(8) Sheet metal components, heating and ventilation ductwork, gutters <br />and downspouts; and <br />(9) Plumbing supglies. <br />2006 Replacement <br />
