Ordinance No. 2008-44 <br />sound, free from defects and so maintained as to capably perform <br />at all times the functions for which they were designed, and the <br />same shall be capable of withstanding the action of flue gases. <br />(7) Gutters and downspout. All gutters and downspout shall be placed <br />in compliance with the Building Code and maintained to collect <br />and transport surface water from roofs. Rusted, broken or damaged <br />gutters and downspout shall be promptly repaired or replaced. <br />Gutters shall not be permitted to become clogged nor the flow of <br />water therein restricted by vegetation or other materials growing, <br />placed or otherwise existing therein. <br />(8) Sidewalks. All sidewalks shall be kept in repair. Any grade <br />separation greater than one inch on the surface of a sidewalk <br />caused by cracks or settling shall be promptly replaced or repaired. <br />Sidewalks, where surfaces are eroded or pitted to such an extent as <br />to cause a safety hazard to pedestrians, shall be replaced or <br />repaired. <br />(b) Appearance of Exterior of Premises and Structures. The exterior of <br />premises and the condition of accessory structures shall be maintained so that the <br />appearance of the premises and all buildmgs thereon reflects a level of maintenance in <br />keeping with the standards of the immediate neighborhood so that such appearance does <br />not constitute a blighting factor for adjoining property owners nor an element leading to <br />the progressive deterioration and downgrading of the immediate neighborhood with the <br />accompanying diminution of property values: <br />(1) Residential. To effect the purposes of this section, the owner or <br />operator of the premises shall use, maintain or refrain from using <br />the premises and all buildings thereon, as the case may be, as <br />follows: <br />A. Storage of commercial and industrial equipment, materials <br />or waste. Equipment, materials or waste relating to <br />commercial or industrial uses shall not be stored or used <br />unless permitted under the Zoning Code for the premises. <br />B. Storage of other equipment, matenals or waste. Other <br />equipment and materials, excluding waste in trash <br />containers and receptacles as provided for in F. below, not <br />of a commercial or industrial nature, shall be stored only in <br />enclosed buildings or stacked or arranged in an orderly <br />fashion in rear yard areas not visible from the public right <br />of way. <br />C. Parking and storage of vehicles. Parking and/or storage of <br />semi-tractor trailers, trucks or commercial or industrial <br />vehicles, as defined in Section 1161.07, shall be prohibited <br />on one and two-family dwelling unit property. All vehicles <br />which are junk vehicles as defined in Section 521.08, or <br />which do not have current license plates, shall be stored in <br />a completely enclosed, authorized or permitted building for <br />such lot or premises, or kept under covers that have been <br />specially designed for cars. Recreational vehicles, as <br />defined in Section 1135.02(h), shall not be parked or stored <br />on one or two-family dwelling unit property, except as <br />permitted in Section 1135.02(h). <br />D. Landscaping. Lawns, grass or grass-like ground coverings, <br />hedges and bushes shall be trimmed and kept from <br />becoming overgrown and unsightly where exposed to the <br />a ,-. -"..'__r.. ,
