CITYOFNORTSOLMSTED ORDINANCE NO. 2000-140 BY COUNCILMAN GEORGE NASSAR AN ORDINANCE CREATING NEW SECTION 1139.13 OF CHAPTER 1139 OF THE ZONING CODE, ENTITLED "MASONRY BRICK REQUIRED IN CONSTRUCTION OF EXTERIOR WALLS OF COMMERCIAL BUILDINGS," SO AS TO REQUIRE THAT ALL NEW COMMERCIAL BUILDINGS IN THE GENERAL RETAIL BUSINESS DISTRICT HAVE EXTERIOR WALLS WITH A CERTAIN AMDUNT OF MASONRY BRICK. WEFRFAS, it is this Council's goal to preserve aesthetics and real property values along Lorain Road and along other roads within the City's commercial district; and WHEREAS, this Council believes that such goal will be substantially advanced by requiring that all new commercial buildings along Lorain Road and along other roads within the commercial district of the City have exterior walls that are primarily constructed with masonry brick; and AMRF.AS, this Council expressly states that it is not its intent of this legislation to prohibit any building materials which are permitted by the Ohio Basic Building Bode (OBBC); and s, after careful consideration, the Planning Commission of the City, on the ly, ,Spl.; That there be and hereby is created new Sections 1139.13 of the Zoning Code of the City of North Olmsted, which shall read in its entirety as follows: day of 2000, approval of this amendment to the Zoning Code. ?-? NOW, Tt1F.'RF.FORE, BE IT ORDAIIVED BY TSE COUNG'IL OF THE CITI' OF NORTgOLMSTED, CUYAHOGA COUNTY, AND STATE OFOBIO: "1139.13 MASONRY BRICK REQUIRED IN CONSTRUCTION OF EXTERIOR WALLS OF CONIlVERCIAL BUII.DINGS. (a) The exterior walls of all commercial buildings located with the General Retail Business District shall be constructed with masonry brick which covers a minimum of seventy-five percent (75 %) of the surface area of the sa.id exterior walls. In determining whether a proposed building complies with this provision, each exterior wall of the proposed building must meet the seventy-five percent (75 %) requirement, and windows and doors proposed for the building shall be excluded from wall surface area calculations.
