? <br />' ADDENDUM D Q [13. <br />' •1 Jtealtp <br />1 One <br />DISCLOSED DUAL AGENCY AGREEMENT <br />This is an Agreement made between ("Seller/Lessor") of real property generally <br />known <br />as Q.Gd,n v? u,Gw. ?D P P a3 C'Properiy") and <br />I? t <br />("Purchaser/Lessee'l of said property and REALTY ONE, INC., Realtors ("Broker'). <br />PurchaseNLessee and Seller/Lessor have received written information describing the various types of agency relationships <br />available in the purchase, sale or lease of real estate. The Seller/Lessor and Purchaser/Lessee have each separately engaged the <br />services of Broker and a separate sales associate affiliated with Broker to act as their agent. Both the Seiler/Lessor and Purchaser! <br />Lessee desire to continue to be represented by their respective sales associate and by Broker in connection with the Property. In <br />order to facilitate their request, Seller/Lessor and Purchaser/Lessee acknowledge and understand that the Broker tind its sales <br />associates will become limited dual agents for both Seiler/Lessor and PurchaseNLessee. <br />Ohio law and the regulations of the Ohio Division of Real Estate prohibit limited dual representation by Brokers and their agents <br />of both Purchaser/Lessee and Seller/Lessor unless both the Purchaser/Lessee and Seller/Lessor have knowledge of such a limited <br />dual representation and consent to it. <br />Underthis limited dual agency with Broker and ils agents, Purchaser/Lessee and Seller/Lessor acknowledge that Broker and <br />its agents will represent both of them solely for the limited purpose of negotiating the sale, exchange and/or lease of the property. <br />In this limited capacity, Purchaser/Lessee and Seller/Lessor acknowledge that Broker and its agents will not disclose any <br />coniidential information received irom either the Seller/Lessor or Purchaser/Lessee to the other party. Contidential information <br />includes the possibility that the Seller/lessor will accept a price less than the listing price, that the Purchaser/Lessee will pay a price <br />greater than the price or rent offered, or any other informatjon-that could adversely aftect either party's negotiating position. <br />IN WITNESS WHEREOF, Seller/Lessor, Purchaser/Lessee and Broker have executed this Agreement and Disclosure on the <br />date(s) shown below.
