Buildings. and Improvements by CRC. <br />(a) CRC shall, promptly after the execution of this Lease, <br />begin and thereafter with all reasonable expedition proceed to erect on the <br />Premises, at CRC's sole expense, the Project in accordance with the general <br />plans and specifications which are now on file in the office of the Clerk <br />of Council and which are hereby approved. The Project shall be constructed <br />and developed in a good woriflnanlike manner and shall conform to said general <br />plans and specifications, and to all building codes, laws, rules, ordinances <br />and regulations of all public authorities having jurisdiction thereof. No <br />alterations shall be made in the work shown or described by the plans and <br />specifications, except upon the written order of the City and the approval <br />thereof in writing by CRC, and when so made, the value of the work added or <br />omitted shall be computed or approved by the City, and. the amount so ascertained <br />shall be added to or deducted from the quarterly rental payments set forth in <br />Section 2 hereof. During the period of construction of the Project and prior <br />to the City`s written acceptance thereof, the City, by the City Engineer or <br />his authorized representative shall be permitted to inspect all work, materials, <br />and relevant data and records. CRC shall, within seventy-two hours after <br />receiving written notice from the City Engineer, remove from the grounds or <br />buildings all materials condemned by him, whether worked or unworked, and take <br />down any portion of the work which the City Engineer shall by like written <br />notice condemn by reason of failure to conform to the plans or specifications. <br />(b) CRC agrees that the Project shall be completed in accord- <br />ance with the plans and specifications and possession thereof delivered to the <br />City within 180 days after the execution of this Lease by the parties. <br />(c) During the term of this Lease, and so long as the City is <br />not in default in respect to any covenant or a~eement assumed by it under <br />• this Lease, CRC guarantees to and shall keep in good. repair and proper working <br />condition all structural and mechanical improvements and equipment as morn, <br />particularly described Arid set forth in Exhibit A which is attached. hercrta and <br /> <br />
