Operation of the Project• Re airs and Maintenance. <br />--~--- .~~_ p ___ <br />During the term of this Lease the City shall be responsible for and in charge <br />of the operation of the Project, and shall take good care of the same and the <br />Premises, and shall provide at its sole cost and expense such personnel, <br />equipment, and expendable materials as may be required for the same but CRC, <br />prior to delivery of possession of the Project to the City and prior to <br />commencement of each new swimming season thereafter, shall at its sole cost <br />and expense provide on site instruction to the personnel of the City respon- <br />sible for the operation of the Project in the operation and maintenance of <br />the mechanical equipment and facilities of the Project. In addition CRC at <br />no additional cost or expense to the City will consult with the City .prior <br />to such delivery of possession and thereafter from time to time as may <br />reasonably be requested by the City in respect to the management and operation <br />of the Project including such matters as the establishment of annual and daia_y <br />fees, programs for use of the Project, personnel required for the operation <br />and management of the Project and the assignment of duties. Subject to CRC's <br />guarantee and obligation under Section 3(c) hereof, the City shall, at its own <br />cost and expense, during the term of this Lease and after the Project is fully <br />completed in conformity with the plans and specifications referred to in <br />Section 3(a) hereof, bear all the expenses ofnormal and routine upkeep and <br />maintenance of both the interior and exterior of all buildings, structures or <br />improvements, including, but not limited to, maintenance of the grass and any <br />landscaping, clean up of trash and debris, providing of locks, daily clean up <br />and disinfecting of the bathhouse, providing of disinfectants, soap, other <br />cleaning supplies, concession stand supplies, and chemicals for the pool water <br />supply, and cleaning of the pools. <br />Section 6. Insurance. The City agrees that it will carry public <br />liability insurance with reference to the Project and the Premises with one or <br />more reputable insurance companies duly qualified to do business in the State <br />of Ohio, in minimum amounts of $300,000 for the death of or personal injury to <br />
