REVISEb <br />? <br />CITY OF NORTH OLMSTED ORDINANCE NO. 69-129 PAGE 8 <br />Office buildings and offices are defined as professional, financial, <br />governmental, public utility, executive and administrative sales <br />offices provided only samples are displayed or stored on the lot <br />and no goods shall be distributed. <br />1206.03 Development Plans <br />To facilitate the creation of a convenient, attractive and <br />harmonious community, the applicant shall submit preliminary <br />and final development plans as set forth in Chapter 1204. <br />In order to protect against undue population density in rela- <br />tion to community facilities, existing and available, and to <br />expedite the provision of adequate schools, parks, playgrounds, <br />and recreation facilities must be adequate to handle the impact <br />which would result if the tract were developed under a mixed <br />multifamily zone and fully occupied one year from the date of <br />the issuance of building permits. Such adequacy shall be evalu- <br />ated in light of other developments existing, or underway, in <br />the City. <br />If the application can qualify under the above minimum criteria, <br />the applicant or his representative must then demonstrate to the <br />Planning Commission and Council that if the final development <br />plans are approved, it will accomplish the intent of the Compre- <br />hensive Plan and other adopted policies of the City. <br />1206.04 Landscaped Areas and Lot Coveraqe <br />The percentage of lot to be landscaped shall be not less than as <br />set forth in the followinq schedule, and the ground floor area of <br />apartment buildings (garden and medium-rise).and office buildings <br />plus the total ground floor area of all accessory buildings shall <br />not occupy or cover more of the lot than as set forth in the fol- <br />lowing schedule: <br />Maximum Per Cent <br />Minimum Per Cent BuildincLCoveraae of Lot <br />Landscaped Main Total All Buildings <br />Area of Lot Buildinqs With Exposed Roofs <br />(Main and Accessorv) <br />Garden Type & <br />Medium - Kise <br />Apartments 40 15 30 <br />Offices 25 25 35 <br />Landscaped areas shall be construed to be those parts of the <br />lot developed with walks, terraces, play areas, lawns, shrubs <br />or other landscaping features. <br />The building coverage of the lot shall be contrued as the <br />total area of the main building, or buildings, plus all <br />accessory buildings; the percentage shall be the total area <br />of buildings in ratio to the gross area of the lot. <br />Portions of any "Mixed Multiple Residence District" within <br />20 feet of any property which is zoned for one or two-family <br />Residence District shall remain vacant and landscaped.
