<br />The Planning Commission may, however, vary the building <br />distance requirements of this paragraph, if it <br />determines that the requirements create an economic or <br />architectural hardship for a developer and if the <br />Commission further determines that no harm will be <br />caused to adjoining residential properties as a result <br />of varying this paragraph's requirements. <br />1141.07 SUPPLEIKENTARY YARD REGULATIONS. <br />Yards may be used for off-street parking, loading, <br />traffic circulation, illumination, landscaping and signs <br />as regulated in other sections of the Zoning Code. <br />(a) Front Yards. Front yards for buildings and uses <br />shall not be less than established in Section 1141.06 <br />and no structures shall be erected in front of such line <br />unless shown otherwise on the Zone Map or specifically <br />modified in supplementary regulations. If parking is <br />permitted in front yards, a concrete curb shall be <br />erected along the parking area and the yard between such <br />curb and the public right-of-way shall be landscaped and <br />maintained attractively. <br />(b) Side Yard on Corner Lots. Whenever an office <br />building is located on a corner lot, a width of the side <br />yard on the side street shall be not less than 75 feet <br />for major arterial streets, 50 feet for collector <br />streets and 35 feet for local collector and local <br />streets. On a corner lot, parking shall be set back at <br />least 20 feet from the side street right-of-way. <br />(c) Yard ScreeninQ and Landscaping. Whenever an office <br />building is located on a lot which adjoins a Residential <br />District, a side and/or rear yard of not less than set <br />forth in Section 1141.06 shall be provided on the office <br />building lot. A fifty foot wide area within any such <br />rear or side yard, running parallel with adjoining <br />residential lot lines, shall further be required, and <br />this fifty foot strip, or strips, shall remain unpaved <br />and shall be landscaped and maintained in such a way as <br />to provide a visual and noise barrier for adjoining <br />residential neighbors.
