_ .... ,. . <br />._ . ,.'? <br />B. The minimum f rontage shall be determined <br />at the right-of-way or the building <br />setback line, whichever requires the <br />larger lot size. <br />C. Minimum frontage on a cul-de-sac shall <br />be determined at a curved line concen- <br />tric with the cul-de-sac and no more <br />than fifty feet from the right-of-way <br />line of the cul-de-sac. The measurement <br />shall be along the chord. <br />D. Corner lots shall have a minimum of <br />fifty feet setback on any street that <br />the house fronts upon, and a minimum of <br />twenty-five feet setback for the side <br />yard requirements. Any setback shall be <br />measured according to the standard <br />established in Section 1125.62 of the <br />Zoning Ordinance entitled "Setback". <br />E. Whenever practicable, side lot lines <br />shall be straight lines perpendicular to <br />the street or radial to the centerline <br />curvature. <br />F. No sublots, parcels or blocks without <br />access to a public street shall be per- <br />mitted. <br />G. Lots may not be sold until the City <br />finally accepts the plat or accepts the <br />plat for record purposes only. <br />(14) The City shall be provided with three copies <br />of the plat including the original. The <br />North Olmsted Board of Education shall be <br />provided with one copy of the plat. <br />(e) Upon receiving an application for a major subdi- <br />vision, a preliminary plan and location map, a topographic <br />map, a plat, improvement plans (unless the developer <br />intends to submit a petition described in Section 1101.11 <br />for acceptance by Council), and any other necessary docu- <br />ments from a developer, the City Engineer shall submit the <br />application to the Secretary of the Planning Commission for <br />review of the proposed development to determine its com- <br />pliance with the provisions of this Subdivision Ordinance <br />and the provisions of the Zoning Ordinance. <br />In the event that the developer proposes to create any <br />lot or parcel which does not fully conform with the provi- <br />sions of the Zoning Ordinance, then the Planning Commission <br />shall refer the application to the Board of Zoning Appeals <br />with the request that the Board determine whether the <br />develoger should be entitled to a variance from strict <br />compliance with the provisions of the Zoning Ordinance <br />which his proposed subdivision violates. Upon review and <br />decision by the Board of Zoning Appeals, the proposed sub- <br />division application shall be returned to the Planning <br />Commission for its final review and approval, disapproval <br />or modification." <br />- 5 -
