, <br />CITY OF NORTH OLMSTZi-i <br />ORDINANCE N0. 88-37 <br />PAGE Tw0 <br />intersecting street line, and such driveway aprons shall <br />be spaced at not more than 120 foot intervals measured <br />on the centerline of the driveways. <br />Parking areas having a capacity of twenty spaces or less <br />shall have at least one two-lane driveway; those having <br />a capacity of more than twenty vehicles shall have at <br />least two two-lane driveways. Any entrance or exit <br />driveway shall not exceed three lanes in width". <br />be amended and, as amended, shall read as follows: <br />"(a) Loca? tion. The location, width and number of entrance <br />and exit driveways to accessory parking facilities, except <br />for one-family and two-family dwellin,gs, shall be located <br />in such a manner as to interfere as little as possible with <br />the use of adjacent residential property and the flow of <br />traffic on adjacent streets. For parking areas having a <br />capacity of ten or more vehicles, the centerline of a <br />driveway apron shall be located not less than sixty feet <br />from the nearest intersecting street line. <br />Parking areas having a capacity of twenty spaces or less <br />shall have at least one two-lane driveway; those having <br />a capacity of more than twenty vehicles shall have at <br />least two two-lane driveways; providing, however, that <br />the Planning ComQnission may authorize or rec{ure a single <br />two-lane or three-lane driveway for any development where <br />it determines, in light of the size or configuration of the <br />property or the traffic patterns or traffic density in the <br />vicinity of the develornnent, that a single access drive <br />will be more beneficial to the orderly development of the <br />city in the i.mmediate vicinity of that development." <br />SECTION 3: That there be and hereby is created new Paragraph (f) of <br />Section 1161.12 of the Zoning Code, entitled "Loading Facilities", which, <br />as created, shall read as follows: <br />"(f) Landbanking For Loading Facilities. Upon demonstration <br />by a developer that his proposed use will need no loading <br />facilities, or lesser facilities than those rec{uired by this <br />section, the Planning Comrnission may authorize or require the <br />d.eveloper to provide no facilities, or lesser facilities, and <br />that the reqnaining area required for loading facilities pur- <br />suant to the section be landbanked for future loading facility <br />needs for the developnent. In the event a future change of <br />use or tenancy or expansion of use reauires additional loading <br />facilities, the Planning Carnnission, upon so detezminirg, <br />shall require the developer to utilize the landbanked area, <br />or other available areas of the development, for the additional <br />loading facilities determined to be needed."
