Except as Grantsa drams necssaary !or surface and subsurface <br />vatar drainage purposes or as otherwise Headed in the axarcise of <br />Grantee's easement rights hereunder, Grantas, upon the axarcise <br />o! any of its rights under this Easement, shall restore the <br />Easement Area to its condition prior to any acts by Grantee, as <br />is reasonably practicable. <br />Grantee shall indemnify and save Grantor harmless from and <br />against any claims, losses, costa, damages, liabilities and <br />expenses, causes o! action, claims, demands or judgments directly <br />arising from or caused by Grantae'• use o! the Easement Area. <br />Grantor shall cause any existing sortgage upon Grantors <br />Parcel to be subordinated to Grantae~• rights under this Grant of <br />Easements by an instrument satisfactory in form and substance to <br />Grantee. <br />The easements granted herein and all o! the terms, <br />restrictions, covenants and agreements sat forth in this Easement <br />are intended to be and shall be construed as covenants (and not <br />conditions) running with the land and shall be binding upon and <br />shall inure to the benefit o! and ba enforceable by Grantor and <br />Grantee and their respective heirs, successors or assigns. <br />Grantor covenants that (a) Grantor is the owner of the <br />Property and Easement Area; (b) Grantor has the right, title and <br />
