:, <br />(c) accas• to and from the Easement Area as Grantee <br />deems necessary to facilitate or to exercise its <br />easement rights under (a) and (b) ismadiately above. <br />Grantor, however, reserves the right and privilege to use and <br />enjoy the Easement Area !or all lawful purposes, subject to <br />Grantea~s sasamant rights haraunder~ provided, Grantors use or <br />enjoyment o! the Easement Area doss not interfere with (i) <br />Grantaa~s Easement rights hereunder, (ii) Grantas~s use, <br />occupation or enjoyment o! the Easement Araat or (iii) Grantae~s <br />facilities in, on, or under the Easement Araa. rant or shall -- <br />have the right to landscape the Easement Area, provided that such <br />landscaping does not interfere with Grantae~s use, enjoyment or <br />occupation o! the Easemant_Area or Grantaa~s facilities in, on or <br />under the Easement Area. Grantor shall not construct any <br />building, structure, improvement or obstruction in, on, or under <br />the Easement Area and Grantor shall not altar in any way the <br />topography or grade •lavation o! the Easement Araa. If Grantor <br />violates any o! the restrictions stated above, Grantee, without <br />notice to Grantor, can take whatever action Grantaa deems <br />necessary or appropriate to remove any structure, improvement or <br />obstruction improperly placed in, on, upon or under the Easement <br />Arse or to correct any improper alteration o! the topography or <br />grade of the Easement Area, at Grantor's cost and expense. <br />
