:, <br />(c) access to and lrom the Easement Urea as Grantee <br />deems necessary to facilitate or to exercise its <br />easement rights under (a) and (b) immediately above. <br />Grantor, however, reserves the right and privilege to us• and <br />enjoy the Easement Area !or all lawful purposes, subject to <br />Grantes~s easement rights hereunder: provided, Grantors use or <br />enjoyment of the Easement Area doss not interfere with (i) <br />Grantas~s Easement rights hereunder, (ii) Grantees use, <br />occupation or enjoyment of the Easement Areal or (iii) Grantees <br />lacilities in, on, or under the Easement Araa. Grantor shall -- <br />have the right to landscape the Easement Area, provided that such <br />landscaping does not interfere with Grantea~s uss, enjoyment or <br />occupation o! the Easemant_Area or Grantea~s facilities in, on or <br />under the Easement Area. Grantor shall not construct any <br />building, structure, improvement or obstruction in, on, or under <br />the Easement Area and Grantor shall not alter in any way the <br />topography or grade elevation of the Easement Area. If Grantor <br />violates any o! the restrictions stated above, Grantee, without <br />notice to Grantor, can take whatever action Grantee deems <br />necessary or appropriate to remove any structure, improvement or <br />obstruction improperly placed in, on, upon or under the Easement <br />Arse or to correct any improper alteration of the topography or <br />grade of the Easement Area, at Grantors cost and expense. <br />
