Yard clippings, leaves, including tree branches, shrubbery or other similar trimmings, shall <br />not be stored, placed or permitted to accumulate on the tree lawn or within the right of way, <br />except in conjunction with scheduled municipal service and in accordance with removal <br />regulations. <br />1363.302.14 Supplemental regulations for non-residential property <br />a. Landscaping <br />All trees, shrubs and other plantings which are part of a landscaping plan approved by the <br />City pursuant to the provisions of Chapter 1126 of the Zoning Code shall be maintained in a <br />trimmed and healthy condition. Trees, shrubs and other plantings which have died shall be <br />timely replaced with like and similar plantings. <br />b. Fencing <br />When any fence belonging to a non-residential property, and serving as a boundary between <br />residential and non-residential properties, falls into a state of disrepair such as would require <br />repair or replacement of more than fifty percent (50%) of the length of that portion of the <br />fence which borders the residential property, the entire length of the fence which borders the <br />residential property shall be replaced with a solid fence of a material, style and height <br />proposed by the property owner which is approved by the City through the minor change <br />process as delineated in Chapter 1126.09 of the Zoning Code. <br />c. Lighting <br />All exterior lighting shall be maintained and in good working condition. Nonworking lights <br />shall be promptly replaced. Light fixtures, poles and pole bases shall be kept in good repair. <br />1363.303 EXTERIOR STRUCTURE <br />1363.303.1 General <br />The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so <br />as to be preserved safely, fire hazards eliminated, and adjoining properties in the neighborhood <br />protected from blighting influences. <br />1363.303.2 Protective treatment <br />All exterior surfaces, including but not limited to, doors, door and window frames, cornices, <br />porches, trim, balconies, decks and fences shall be maintained in good condition. Exterior wood <br />surfaces, other than decay-resistant woods, shall be protected from the elements and decay by <br />painting or other protective covering or treatment. Peeling, flaking and chipped paint shall be <br />eliminated and surfaces repainted. All siding and masonry joints as well as those between the <br />building envelope and the perimeter of windows, doors, and skylights shall be maintained <br />weather resistant and water tight.
