. +?... ? <br />CITY OF NORTH OLMSTED <br />ORDINANCE NO. 2006 -135 <br />BY: Mayor O'Grady, Council Members Dailey-Jones and Miller <br />AN ORDINANCE CREATING NEW CHAPTER 1142 (RESIDENTIAL <br />OFFICE DISTRICT) OF THE NORTH OLMSTED ZONING CODE IN <br />ORDER TO ESTABLISH A NEW DISTRICT OF PERMITTED USES, AS <br />AMENDED. <br />WHEREAS, the Director of Planning has, together with input and guidance of 'he <br />Zoning Advisory Committee, recommended the establishment of a new Chapter 1142 entitled <br />Residential Office (RO) District in order to harmonize uses in the area; and <br />WHEREAS, the City Master Plan has offered guidance regarding the potential for <br />amendment of zoning districts applicable to the Limited Industrial District, particularly in the <br />area west of Barton and Bradley Roads, to consider the addition of residential uses, coinciding <br />where appropriate with existing industrial office uses and development in the area; and <br />WHEREAS, the City has received, reviewed and rejected a proposal to permit <br />residential, cluster housing within the existing Limited Industrial District, pending further <br />consideration and review of appropriate rezoning of said District and/or the establishment of <br />alternate zoning districts to accommodate the existing industrial office and residential uses; and <br />WHEREAS, it is the desire of this Council to establish a new Residential Office District, <br />Chapter 1142, consistent with the Planning Director's recommendations, and appropriate with <br />the existing industrial office and residential uses in the Barton and Bradley area; and <br />WHEREAS, the Planning Commission on the /d day of , 2006, by <br />formal motion, (recommended - diidd-flie ' that this Ordin ce e tablish a new Chapter <br />1142 for a Residential Office District; and <br />WHEREAS, following publication of newspaper notice in conformance with the <br />provisions of Section 14 of Article IV of the Charter of the City of North Olmsted and Section <br />, a public hearing was held on this proposed <br />1127.03 of the North Olmsted Ziz-,2006; <br />legislation on the ? day of -NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF <br />NORTH OLMSTED, COUNTY OF CUYAHOGA, STATE OF OHIO: <br />SECTION 1: That a new Chapter 1142 of the North Olmsted Zoning Code be and is <br />hereby enacted and which shall provide as set forth in Exhibit A attached to this Ordin&:ce, <br />which is hereby incorporated into this ordinance as if fully rewritten herein, entitled Residential <br />Office (RO) District.
