For a reasonable extension of a structure or use into a more re- <br />stricted District inmediately adjacent therato, but such extension shall not be <br />for more than fifty (50) feet beyond the boundary line of the District in which <br />such structure or use is thus authorized. <br />? <br />6. For such variation of the area requirements of this <br />ordinance as the Board may deem necessary to secure an appropriate improvenent of a <br />lot of such restricted area, size or shape that it cannot be reasonably improved <br />``Fa without modification of the strict application of the provisions of this ordinance; <br />rovided such lot at the time of the <br />P ? passage of this ordin4nce, either was held <br />under a separate ownership from the adjoining Iots, or was shown on a recorded <br />plat to be a separate and distinct numbered lot. <br />7. For the erection or use of a structure in any District by a public <br />service corporation when such erection or use is reasonably necessary for the ser- <br />vice of the public and not unreasonably detrimen+al to the character of the devel- <br />opment. <br />8. For a hospital in an "All Residence District, where on account of <br />ample area of site and adequate open spaces on all sides of the proposed structureP <br />the residential character of the neighborhood will not be affected. <br />9. For an aviation field, a cemetery, or a municipal utility or build- <br />ing in any district, when such use is reasonably necessary and essential for the <br />public convenience and welfare and not seriously detri.mental to the character of <br />the District in question. The Village of North Olmsted is exempted from all.re- <br />strictions as to the use of land or buildings as set forth in this Ordinanae. <br />10. For a coirununity garage, in a Residenee District, located within <br />two hundred (204) feet of an e xisting dwelling; or for a public garage in a busi- <br />ness di.stricti within two hundred (200) feet of a school, playground, church, hos- <br />pital, public library or Residence District. In passing upon such appeal, the <br />Bvard shall give weight to the consents to such variation from the provisions of <br />this ordinance, as shown by the signatures of the owners in interest and number <br />of sixty (60) per cent of all the property within two hundrad (200) feet of the <br />proposed structure. <br />11. For a front yard of less depth than that required by this ordi- <br />nance where topograpYy or existing development nakes strict compliance unreasan- <br />able or substantially impossible. <br />12. For an arrangement and size of yards varying from that specified <br />in the Schedule of Height and Area Regulations in case of a group of buildings on <br />a parcel of land, f orming in effect a multiple dwelling made up of separate units, <br />provided that the depth of ya.,rd adjacent to a, street line and the required lot <br />area per fanily as specified in this ordinarice shall be compli.ed wit.h in t.he 10- <br />cation af said buildings. <br />? <br />?d
