~,$~„„ <br />its deed conveying title to the property to the Purchaser, and shall have procured a title <br />guarantee issued by a reputable title company evidencing Seller's good and marketable title to <br />said property, subject to all restrictions, easements, conditions, reservations, limitations, <br />zoning ordinances, and taxes and assessments, both general and special, not yet due and <br />payable. Similarly, prior to February 1, 1995, Buyer shall deposit into escrow all of his <br />funds. <br />i <br />The expenses of closing for the purchase of the O'Grady property shall be paid as <br />i~ <br />;, <br />;follows by the parties. Seller shall pay the full cost of securing the title guarantee, any tax <br />imposed on the conveyance of the title to said property to Purchaser, and one-half of the fee <br />charged by the escrow agent. Purchaser shall pay all other expenses of closing. <br />~~~; <br />With respect to the closing of the purchase of the Dancik property, Purchaser shall, in <br />accordance with his obligations as set forth in SECTION III above, timely comply with all of <br />,; <br />: the City of North Olmsted's escrow obligations concerning the purchase of that property, <br />including depositing into escrow all of the funds required to be deposited into escrow by the <br />`! Purchaser in that transaction. Seller shall, prior to December 15, 1994, deposit with the <br />'; escrow agent for the Dancik transaction a written assignment document, assigning to <br />Purchaser all of its right, title and interest in the Purchase Agreement between the City of <br />North Olmsted and George R. Dancik and Dorothy M. Dancik. In addition, it is anticipated <br />that Seller and George R. Dancik and Dorothy M.
