PRICE ~ TERMS OF PAYMENT <br />The Buyer agrees to pay to the Seller for the <br />property described above a total purchase price of ONE HUNDRED <br />NINETY FIVE THOUSAND DOLLARS ($195,000.00 ), payable as follows: <br />Buyer shall deposit an official bank check into escrow with the <br />escrow agent on the day prior to the closing date of this <br />transaction in the amount of $195,000.00. <br />4. DEPOSIT OF FUNDS AND DOCUMENTS IN ESCROW <br />All funds and documents necessary to complete this <br />transaction shall be deposited in escrow with Haverfield Title <br />Agency, Inc., as escrow agent for the parties, on or before <br />December 14, 1994. This Agreement may be used as escrow <br />instructions to said escrow agent subject to its Standard <br />Conditions of Acceptance of Escrow. If a defect in title <br />appears, Seller shall have thirty (30) days after notice to <br />remove said defect. In the event Seller shall be unable to <br />remove said defect within said thirty (30) day period, this <br />Agreement shall be null and void and all funds and documents <br />deposited pursuant to this Agreement shall be returned to the <br />respective parties entitled thereto. <br />-2- <br />
