KADAR, <br />hereinafter referred to as "Declarant" under the following circumstances: <br />WHEREAS, Declarant is the fee owner of property located in the City of North Olmsted, <br />County of Cuyahoga, State of Ohio, which is further described in Exhibit "A" attached hereto and <br />incorporated herein, hereinafter referred to as the "Property"; <br />WHEREAS, the City of North Olmsted has terminated the Declaration Of Protective <br />Covenants that had been filed with the Cuyahoga County Recorder's Office on January 8, 1998, <br />Volume 98-00177, Page 58. <br />WHEREAS, Declarant desires to submit the Property to the covenants set forth in this <br />Declaration. <br />NOW, THEREFORE, Declarant declares that all of the Property shall beheld, developed, <br />encumbered, leased, occupied, improved, built upon, used and' conveyed subject to this <br />Declaration. <br />SECTION l: PURPOSES <br />The Protective Covenant is declared to be in furtherance of the following purposes: <br />a) Compliance with all zoning and similar governmental regulations; <br />b) The promotion of health, safety and welfare; <br />c) .The preservation, beautification and maintenance of the Property and any <br />improvements; - <br />
