,.. _.,~ ~ .._...., w.... _ _ _ <br />,~., <br /><. <br />d) The preservation and promotion of environmental standards and quality; <br />e) The establishment of requirements for the development of the property <br />relating to land use, architectural features and site planning. <br />f) The establishment of a storm water drainage system for contiguous <br />residential and commercial properties. Said storm water drainage system <br />shall be for the benefit of the contiguous residential and commercial <br />properties. <br />SECTION 2: COVENANTS RUNNING WITH THE PROPERTY. <br />The following restrictions shall be considered as covenants running with the land and the <br />same shall be binding upon the grantor herein, his heirs, executors, administrators and assigns. <br />a) The Property which is presently zoned residential shall remain residential; <br />b) The residential zoning applicable to the Property which is zoned residential <br />shall not be subject to change by variance, change of zoning or otherwise; <br />c) The property shall only be improved and/or developed for the establishment <br />of a retention basin for storm water. Said retention basin shall be constructed <br />and maintained in accordance with all pertinent regulations of the <br />Environmental Protection Agency and the City of North Olmsted. The <br />grantor, his heirs, executors, administrators and assigns shall be responsible <br />for the ongoing maintenance of said retention basin. <br />d) There shall be no other construction of buildings and/or improvements upon <br />the Property; <br />2 <br />
