No detached garage shall be in excess of 15 feet in <br />height to the peak of the gable. <br />(b) Masonry construction. Masonry detached garages shall have <br />foundation and wall requirements the same as set forth for one- <br />story dwellings in Chapter 4. <br />(c) Wood -Frame Construction. Aone-story garage, more than 15 <br />feet from a dwelling, built of wood frame construction, shall <br />comply with the construction requirement for one-story <br />dwellings with the following exceptions: <br />i. Bottom of footings of framing garages shall be not less <br />than 38" below finished grade, unless supported on <br />a reinforced concrete slab as provided in the following <br />paragraph. <br />ii. Frame garages may be built on a concrete slab, not less <br />than 4-inch thick reinforced with steel mesh weighing <br />not less than 40 pounds per 100 square feet or equivalent <br />reinforcement turned up to a 4-inch width curb, 8 inches <br />high above finished grade to form a wall foundation. <br />iii. Studs shall have a spacing of not more than 24 inches <br />o.c. Doubling of studs shall be required on jamb <br />openings 3'-6" wide or more. <br />iv. Sheathing and building paper may be omitted if full <br />height 45 degree comer let in bracing is used and studs <br />are placed 16 inches on center. <br />v. Corner post may be two 2x4's or a 4x4. <br />vi. Top plate maybe single, provided rafters are placed <br />directly over studs, and plates at corners are lapped to <br />provide ties. <br />vii. Rafter ties at eaves maybe 2x4's with a maximum <br />spacing 6 feet o.c. <br />viii. Corner bracing maybe applied on the inside of surface <br />of studs. <br />ix. Bottom plate shall be treated lumber. <br />(12) Sec. 309.3-Floor Surface (DeletedZ <br />(13) Sec. 310.1.
