St1l3DIVISTONS WITHIN <br />THE CITY OF NORTH OLMSTED, AS AMENDF,D. <br />WHEREAS, it is the desire of this Council to amend the method <br />whereby subclivisians are established in the City of North Olmsted, <br />and <br />WHFRrAS, it is the desire of this Council to estanlish what <br />will be hereinafter kYiowri as a minor• subdivision, the regulations of <br />which shall be less stringent than that for a major subdivision. <br />NOW, THEREFORE, BE IT ORDAiNED BY THF. COUNCIL OF THE CITY OF <br />NORTH OLMSTED, COUNTY OF CUYAHOGA AND STATE OF OHIO: <br />SECTION 1: That there is hereby establis}ied various rules <br />and regulations for the subdivision of land within the City of <br />North Olmstecl, wliic}i rules and regulations are as follows : <br />CHAPTER 1000 SUBDIVISION OF LAND <br />1000.01 DEFINITION <br />"Subdivision" means a division of any parcel of land shown <br />as a unit or as contiguous units in the current records of the County <br />Recorder into two or more lots, parcels, sites, or other division of <br />land, anyone of which is five (5) acres or less, for the purpose, <br />whether immediate or future, of transfer of ownershin, including: <br />(a) "Minor Subdivision" which means the pronosed <br />division of a parcel of land along an existing public <br />street not involving the onening, widening, or extension <br />of any road or street, and involvirig not mare than five <br />(5) lots, and <br />(b) "Major Subdivision" which means a division of <br />a parcel into two (2) or more lots when such subdivision <br />involves the opening, widening, or exterision of any <br />street or the uraiiting of easements £or the extension <br />and maintenance of sewer, water, storm drainage, or other <br />facilities. Any division of a parcel into more than <br />five (5) lots is a"?tiajor subdivision". <br />A division of land into narcels of more than <br />five (5) acres for agricultural nurposes not involving <br />new streets or easement of access or a division, sale, <br />or excharige of parcels between adjoining lot owners, <br />or such exchange does not create additional building <br />sites, shall not be considered a subdivision. <br />1000.02 MAJOR SUBDIVISIONS - PROCEDIIRAL REOUIBT'MENTS <br />(a) Any developer who desires to nresent a major <br />subdivision to the City shall make application to the <br />City F.ngineer. The City Engineer shall supply the <br />developer wiLh all the rules and regulations of the <br />Planning Commission of the City of North Olmsted, as <br />well as any pertinent ordinances dealing with the <br />subdivision of land. Any person submitting a proposed <br />subdivision shall, submit witl_1 his application a nreliminary <br />plan and location map, a tonogranhic map, aT)lat, improve- <br />merit plans, and other necessary documents, such as ease- <br />ments and title insurance documents.
