<br />~,~ <br />(1) Survey. A survey of the property and topography, <br />showing the land owned and proposed for development. <br />(2) Buildings. The locations, size, height and use of <br />~ all main and accessory buildings and their general <br />,~ design and color. <br />(3) Streets. The proposed system of circulation of <br />vehicular traffic, including delivery trucks; details <br />for connections to present streets; type of pavement.; <br />estimates of traffic volumes. <br />(4) Utilities. The plans for all utility installations <br />and connections. <br />~" (5) Parking areas. A layout and .estimate of the number <br />of spaces, design of features, type of pavement. ` <br />(6) Miscellaneous. Other site development, including <br />grading and dxainage pattern designs of landscaped <br />yards, planting areas and strips adjoining <br />residential areas. <br />(B) Approval of Plans. If the Planning Commission finds <br />the plans are in accord with this Zoning Code and other ordinances <br />of the City, the final development plan shall be submitted to the <br />Architectural Board of Review for study and approval. The plan <br />may be modified by the same procedure. No building permits shall <br />be issued by the Inspector of Buildings until such development plan <br />has been approved as provided herein. <br />Failure to begin the construction of all or an independent <br />component of the plan within one year after approval by the <br />~r <br />Commission shall void the plan as approved, unless an extension <br />of time is approved by Council. <br />~" (C) The provisions of this section shall not apply to the <br />~'~ development of single family or two family residences. <br />- SO - <br />~, <br /> <br />
