? Minutes of Public Hearing on June 14, 1971 Page -2-
Mr. Bedy, 26120 Kennedy Ridge Road, questioned if there is a sewer line
going across propertq zoned residential. Mr. Shur said this storm sewer
is not a storm sewer to be used by any houses, apartments, etc. This
storm sewer was put in to help drain water which is draining from Kennedy
Ridge and Butternut Ridge Roads onto Mr. Shur's property. He stated it is
a swamp land back in that area. The drain tile was put in to eatch the
water before it gets dawn to the Shopping Center and that is all it is for.
Mr. West questioned size; Mr. Shur said 12 in. perforated tile. It was pointed
out that it is neither a storm sewer or sanitary sewer - it is drain tile.
Mr. Louis Heill, 26148 Kennedy Ridge Road, discussed debris laying around
and residents having to pick up same. Feels builders do not care atiad are
irresponsible.
Mr. Stein, Kennedy Ridge Road, asked if this rezoning would change the buffer
strip behind the present hi-riae building and if there are any plans for area
near 50 ft. buffer zone. Mr. Ransbury pointed out the 50 ft. buffer, stating
actually there is 75 ft.; buffer zone has to be green; as to plans - re 25 ft.
there may be a driveway but Mr. Ransbury is not sure - cannot recall.
Mr. Ratvasky, 26005 Kennedy Ridge Road, feels Mr. Shur has enough property
without this rezoning to building apartments.
Mr. Krueger, 25870 Kennedy Ridge Road, presented to Council petition signed
by 20 residents on Rennedy Ridge requesting disapproval of Ord. 71-60; also
submitted pictures to show how close hi-rise is in relation to property line
naw in existence. Discussed narrowing of Kennedy Ridge Road and discussed
buffer zone.
Mr. D. Ford, 25961 Kennedy Ridge Road, feels residents on Kennedy 12idge should
be given consideration. Wants existing line to remain. Discussion continued.
Mr. Grady and Mr. Shur discussed why the extra land is necessary, as well as
amount of land proposed building will take and amount of land left vacant for
other buildings.
It was pointed out again that if rezoning is not approved building can be
built on area f acing east and west - there will be a hi-rise there as this
is what area is zoned for.
Mr. West explained in mixed use Planning Commission and Council has more control
as to what goes in than any other type of building we have in City. Every
aspect must be approved. What Council has to consider is whether the hi-rise
can be made to look better as well as to consider the residents and their
feelings. After Public Hearing, proposal is back in Building, Zoning &
Development Committee of Council for review and study.
Mr. West pointed out as Chairman of the Building, Zoning & Development Committee,
even if Ordinance should be amended, it will have to revert to a secand reading
and another Public Hearing, which will be done if Council decides to amend same.
Mr. West stated he will announce status of Ordinance atc first Council Meeting in
August (August 3rd).
