Public Hearing Minutes of 6-5-72 -2- <br />Association was ever really offered the triangular piece of ground at a price. <br />There was suggestion made that they might be interested and the Civic Association <br />felt the footage would be too expensive. Mrs. Johnston stated they have been <br />cutting the area that was Mr. Biskind's land and billing him for it and he has <br />been paying for this. Maybe if it was a problem for Mr. Szarka to maintain this <br />little area, he would be willing to pay the Association to continue to do this. <br />It is not expensive and the Association would be satisfied that the area would <br />not be an unhappy eyesore at times at the entrance. <br />Mr. West said the triangular piece of ground will be a battle on maintenance just <br />as it is on any other piece of ground. Developer has offered this piece of ground <br />to the City. The City does not want it as it just creates a maintenance problem <br />for the City and costs the taxpayers money to keep it up. If land is privately <br />owned, the City can at owner's expense if he does not do it, cut the weeds and <br />keep property up and bill owner for work. Mr. West suggested the best solution <br />might be to landscape area with shrubs, etc., in order to keep weeds out and <br />property looking nice. Mr. West asked Mr. Szarka for any comments. <br />Mr. Szarka referred to letter he has given to the City stating this property <br />would be maintained in such manner that there will be no complaints with refer- <br />ence to obnoxious weeds or other nuisances. Mr. Szarka stated he might be <br />interested in making payment to the Association to keep his property up. <br />Mr. Johnston, Bretton Ridge, asked what is proposed use of triangular piece of <br />ground. Mr. West said it is going to be left vacant and will be used for its <br />present purpose - drainage. There will be no change than what is already there. <br />Mrs. Gladys Zipp, 29658 Lorain Rd., asked how will this piece of property be taxed? <br />Mr. West stated the County Auditor is the one that taxes, but it probably will be <br />taxed as a piece of vacant ground. It will not be attached to the home. Any side- <br />walks or street improvements will be charged against it. <br />Mr. Limpert discussed lot size required in "A" zoning, Cluster "A", etc. Mr. <br />Karhan stated these will be 80 ft. lots but will be 155 ft. in depth, giving <br />12,400 sq. ft. of area. For "A" you need 13,850 sq. ft., and for Cluster "A" <br />you need about 11,000 sq. ft., so it is in between. It is closer to "A" than <br />anything else but it is still not big enough to be classified as "A" zoning. <br />Mr. Prokasy commented he thinks the proposal is good, not so much involving <br />the Szarka restaurant but it is going to change some commercial zoning to <br />residential along the street that enters into Bretton Ridge so that now and in <br />the future it can no longer be used for commercial use. He feels that in itself <br />along with the restrictions that would require minimum lot size and minimum homes <br />equal to those in Bretton Ridge will serve as greater protection to Bretton Ridge <br />than now exists. <br />Mr. West commented the way it exists right now they can build a driveway down <br />on Christman Drive - a commercial driveway and have an intersection at Christman <br />Drive.
