<br />.. ~. <br />*, , ~ ~ ` <br />' Minutes of Public Rearing 11/15/88 -7- <br />In terms of timing on the fences, we've committed to our neighbors that with the <br />first building that we build on the property, even though it is a 24 acre parcel <br />and the building that we develop is not`- the .first building is not likely to be <br />immediately adjacent to any of the residences - we have committed to them that <br />we will build the fence along with the first building that we build so that upon <br />receiving approval from the city and a permit from the city to build the building <br />we will start at the same time to first of all clean the huffer area of unwanted <br />trees and debris and put the fence in along the entire boundary between ourselves <br />and the residences. Upon the second building that we build, we will come back in <br />and put in the evergreen trees and on the third building we will come in and put <br />in the ornamental trees. So that after - no later than the third building being <br />constructed, the landscape buffer would be in place and complete. One caveat to <br />that is so that if, for instance, we built one very large building and never had <br />to finish it, there is also a square footage requirment that says, and it is <br />basically in 64,000 square foot incxements, 64,000,, 12$,400 aid 192,000, and an <br />example is if the first building we build .there is 192,000 square feet, we have <br />to build the entire landscape buffer fence anal landsca.~ing._ A,nd a.t 12$,000, <br />we have to build both the fence and .the evergreens. We haue ~r4rked vexy hard <br />collectively and the Planning Commission and our neighbors have worked very hard <br />on the zoning classification - the Office Building Only classification r and Fte <br />want to state that we accept that and we understand the requirements of that <br />classification. We want to, in .the design. of the project, we want i.t to be under- <br />stood that first of all .the natural course of development will push .the taller <br />buildings towards the front of the site. It is fairly intuitive that the property <br />along Brookpark Road is going to be more valuable and that is where the larger <br />buildings will appear. The project w311 probably consist of 1, 2, 3 and 4 story <br />buildings and we will try, in our planning, to keep ,the taller buildings away from <br />the residential areas to the extent .that we can. The lighting which has been <br />suggested or brought up and talked about - we will use lighting fixtures for the <br />illumination next to your parking lots .that direct the light down. and. away from <br />the residential areas. That, in combination with the SO foot buffer and the <br />fencing, should keep any stray light from the residential areas. We will include, <br />as is part of the zoning classification, landscaping in ,the parking a.rea.s, I <br />can't remember - off the top, of my head I think .the zoning classification requires <br />107 of the parking areas to be landscaped and again, .where we have opportunities <br />to save existing trees, we-will do that., As paxt of our e.ommitment, we cgmmit <br />to them that there will be no'traffic, e3~ther.con tructian.or off ice, on .the <br />residential streets to the north of us. We don't .foresee or for that matter see <br />it as desirable to put, for ourselves ox them, to put a.ny traffic. on those <br />residential streets. We also comioit that the project is going to be a well-planned <br />development similar in pxocess to the Corporate Center. Lt will be a planned <br />development that~we feel will be an asset to the community and souzething that we <br />can all be proud of. It will be siaailar to the Corporate Centex but it will be <br />more sympathetic to its residential neighbors in terms of color, material and <br />textures. And finally, we are commi.tted.to maintaining our lines of communications <br />with our neighbors and as we plan the development and plan. the indi~tidual office <br />buildings we will review the plans with the homeowners' association to get their <br />.input and to steer it in anyway that we can to meet th.e concerns and desires of <br />our neighbors.
