<br />MINUTES OF THE SPECIAL MEETING OF THE COUNCII. <br />OF THE CITY OF NORTH OLMSTED <br />MAY 26, 2004 <br />Present: President of Council O'Grady, Council Members Dailey, Gazeau, Kasler, <br />Limpert, McKay, Miller, Nashaz <br />Also Present: Law Director Dubelko, Finance Director Copfer, Clerk of Council Seman <br />Council President O'Grady called the meeting to order at 7:39 p.m. in Council Chambers, <br />5200 Dover Center Road, North Olmsted, Ohio. <br />BZD COMItilI1TEE REP4RT <br />Councilman Gareau, chairperson of the Building, Zoning and Development Committee: <br />1) The Building, Zoning and Development Committee had before it two matters <br />concerning Ganley Volkswagen. First was Ordinance 2004-39, which reads: "An <br />ordinance providing for the amendment of the Zone Map of the City of North Olmsted by <br />rezoning the rear (North) portion of permanent parcel nos. 232-34011; 232-34-OI2; 232- <br />34-013; 232-14-014 and 232-34-015, located at 25600 Lorain Road from B Residence <br />Single Family to General Retail Business." The second matter was the site plan known <br />as: Gamey Westside Volkswagen; 25600 Lorain Road - a proposal consisting of the <br />construction of a third building, which will be 34,200 square feet and house Gamey <br />Westside Volkswagen. The following is a history before the BZD Committee: <br />The record reflects that the above matters were addressed by the Building, Zoning and <br />Development Committee on the following dates: March 9, 2004, the committee <br />considered Ordinance 2004-39; on April 21, 2004, the committee considered both <br />Ordinance 2004-39 and the site plan; on May 17, 2004, the committee considered the site <br />plan and on May 26, 2004, the committee again considered the site plan. With the <br />exception of the meeting dated April 21, 2004, the meetings were attended by the <br />Director of Law; Director of Planning and all members of the BZD Committee. Mr. <br />McKay was absent on Apri121, 2004 for personal reasons. <br />Ordinance 2004-39 seeks to rezone a certain triangular shape of property owned by <br />Gamey that comprises five narrow lots. This report addresses the lots as though they <br />were already consolidated they have not been. The undeveloped triangulaz shaped <br />property is currently zoned B Residence. It sits in the northern boundary of a property <br />that is 654.73 feet deep on the eastern boundary; 864.92 feet on the western boundary; <br />368.28 feet on the north boundary and 428 feet on the southern boundary. The lot is <br />"split zoned." In other words, the zoning boundaries do not follow the lot or parcel lines. <br />The southern portion of the lot is zoned General Retail Business. The ordinance seeks to <br />rezone the entire lot to General Business Retail. The proposed site plan is sited along <br />Lorain Road, and is the current location of Gamey Hyundai, Subaru and Volkswagen. <br />~: <br />
