Comway as to whether or not the variance is required. J. Lasko seconded the motion, which <br />was unanimously approved. Chairman Koeth advised the applicants that when they return to <br />Planning Commission they want one plan with landscaping i.e. showing buffer and new parking <br />layout. The commissioners want to see the new photometric plan, which does not require variances <br />as suggested by the applicant. Mr. Yager strongly suggested that the owners remove the outside <br />speakers and use pagers or other technology to communicate with the workers. Chairman Koeth <br />advised the applicants to talk with the residents, which abut the site before returning to Planning <br />Commission. City Engineer Durbin remarked that the applicants need to submit their engineering <br />plans for water retention and the Handi-Cap ramps are not to today's codes. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />Lot Split and Consolidation Piat for 256Q(1 Lorain Road; (WRD 1) <br />The proposal it to 1) split Permanent Parcel Number 232-34-011 (approximately 1.7334 acres) into <br />two parcels, and 2) consolidate 1.1293 acres of Permanent Parcel Number 232-34-O11 with <br />Permanent parcels Numbers 232-34-012, 232-34-013, 232-34-014 and 232-34-015. The <br />consolidated parcel will be 7.1591 acres. The location is on the north side of Lorain Road <br />approximately 160 feet east of Ranchview Avenue. Zoning for the portions of Permanent Parcel <br />Numbers 232-34-O1 l through 232-34-015 within 500 feet of the centerline of Lorain Road (south <br />potion) is Retail Business, General. Zoning for the remaining portions (north potions) of these <br />parcels is B, Residence, Single. <br />The existing Ganley Real Estate Company and Rozakis Family, LLC parcels conform to the area <br />requirements of the Zoning code. The existing Ganley Real estate Company parcels 232-34-012, <br />232-34-013, 232-34-014 and 232-34-015 do not conform to the lot width requirement of the zoning <br />code. The required lot width is 150 feet and the actual widths are approximately 89 feet, 89 feet, <br />107 feet and 81 feet, respectively measured perpendicular to the mean tot depth line. <br />The .proposed Ganley Real Estate Company parcel will conform to the area and lot width <br />requirements of the Zoning Code. <br />The proposed Rozakis Family, LLC parcel will conform to the area and lot width requirements of <br />the Zoning Code. The required area is 40,000 square feet, and the actual area will be approximately <br />1.2 acres. <br />Chairman Koeth indicated that the Ganley lot split is tabled until the Board of Zoning <br />Appeals has addressed the variances required. <br />,"., ~ ......-~~« emu.,, <br />
