<br />Non Conforming Buildings and Uses <br />As of today, these are the rules that apply to any ran conforming building or use. <br />A nonconforming building or use may continue (grandfathered) so long as it remains otherwise <br />lawful. The following provisions apply: <br />• Maintenance and Repair. Maintenance and repair may continue, however, no structural <br />parts shall be replaced except when required to restore to a safe condition, or to make the <br />building or use conform to the regulations of the district. <br />• Alteration or Enlargement. A nonconforming building cannot be altered, added to or <br />enlarged unless the additions and original buildings are made to conform to the setback, yard <br />coverage and height of the district or unless the alterations conform to all zoning <br />requirements and the Boadd of Zoning Appeals issues a special permit. <br />• Moving. A nonconforming building cannot be moved on the lot unless every portion of the <br />building is made to conform to the regulations of the district. <br />• Restoration of Damaged Building. A nonconforming building cannot be re<;onstructed if <br />damaged or destroyed beyond Sd°fo of the reproduction cost, unless the building and use <br />become entirely conforming to the zoning code. <br />• Change of Use. The nonconforming use of a building may only be changed to a conforming <br />use, or to a use permitted in a more restrictive district if approved by the Board of Zoning <br />Appeals. <br />• Discontinuation of Use. If a nonconforming use within a building is discontinued for a <br />continuous period of one yeaz, any future use of the building must be in conformity with the <br />use regulations of the district. <br />Michael R.
