prior written consent. Further, Lessee agrees it shall not do or permit any act or practice injurious <br />to the leased premises or which may unreasonable disturb neighboring residents. Further, Lessee <br />agrees that it will maintain the entire exterior and interior of the leased premises in a safe and <br />sanitary condition, and will, at the conclusion, or earlier termination, of the Lease, return the <br />leased premises to Lessor in as good a condition and repair as existed at the inception of the Lease, <br />reasonable wear and tear, and exercise of salvage rights as set forth herein, excepted. Finally, <br />Lessee agrees it shall make all repairs, major and minor, necessary to the leased premises during <br />the term of this Lease, unless atherwise expressly provided in this Lease, at its own cost, <br />regardless of whether the repair involves the interior or exterior of the premises. <br />Item Four. Utilities. Lessee agrees that it shall pay all charges for utilities which serve <br />the leased premises and which are incurred during the term of this Lease. Said utilities include, <br />but are not limited to, electricity, gas, water, sewer, and telephone services. Lessee agrees that <br />it shall maintain the accounts in its own name with each such utility service for payment of service <br />used. <br />Item Five. Real Estate Taxes and Assessments. It is agreed by and between the parties <br />that Lessor shall be responsible for the payment of all taxes and assessments due on account of the <br />leased premises during the lease term and including those taxes which were due in July, 2001, <br />together with any penalty therefor. Lessor shall not be responsible for any taxes or assessments <br />that are currently delinquent except as herein provided. Any such taxes or delinquencies shall be <br />paid forthwith upon the execution of this Lease. <br />Item Six. Insurance. Lessee agrees that it shall continue to carry casualty insurance on <br />the leased premises during the term of this Lease. Lessee further agrees that it shall carry contents <br />insurance for all of its personal property kept at the leased premises. Finally, Lessee agrees that <br />it shall carry liability insurance on the leased premises with limits of not less than $1,000,000.00 <br />per occurrence and $2,000,000.00 general aggregate, naming Lessor as an additional insured. <br />Item Seven. Liens. Lessee agrees that it shall not place any liens or cause any liens to be <br />placed against the leased premises during the term of this Lease. In the event that any such lien <br />is placed against the leased premises, during the term of this Lease, Lessee agrees that it shall <br />promptly remove the same at its expense upon demand by "Lessor. <br />Item Eight. Default. The following events shall constitute a default by Lessee entitling <br />Lessor to any of the remedies set forth below, or at law or equity: <br />(a) Lessee's failure to perform any obligation required to be performed by it under the <br />provisions of this Lease; <br />(b) the making of an assignment by Lessee for the benefit of creditors; <br />2
