or prior to the termination of Lessee's right to possession of the premises under this lease, except <br />that with the permission of the Lessor, Lessee may be granted 30 additional days after releasing <br />possession of the premises to Lessor to salvage personal property and fixtures from the premises. <br />Said salvage rights do not include the right t6 remove any trees or shrubs from the land. <br />Item Thirteen. No Waiver by Failure to Object. Failure by Lessor to object to Lessee's <br />failure to promptly perform any obligation imposed upon it by this Lease, shall not be deemed to <br />be a waiver of Lessor's right to demand prompt performance of any other subsequent obligations <br />imposed upon Lessee by this Lease. Failure by Lessor to object to any default or breach by <br />Lessee shall, under no circumstances, be deemed to be an acquiescence in such default or breach <br />by Lessee. Further, no such failure to object shall prohibit or restrain Lessor from exercising any <br />right or seeking any remedy available to them under this Lease or at law or equity. Any one or <br />more waivers of any covenant, condition, term or agreement by Lessor shall not be construed to <br />be a waiver of any future breach of the same covenant, condition, term or agreement. <br />Item Fourteen. Comnliance with Law. Lessee agrees that it shall, at its sole expense, <br />comply with all laws, ordinances, orders, and/or regulations of federal, state, county and <br />municipal authorities relating to the leased premises, and shall, in this connection, comply with <br />the lawful directions of any public off'icer and with all lawful restrictions concerning his use or <br />occupancy of the leased premises. <br />Item Fifteen. Parties Bound. This Lease shall inure to the benefit of and be binding upon <br />the parties hereto and their respective heirs, personal representatives, successors and assigns, to <br />the extent permitted by this agreement, and shall be deemed to contain all the terms and conditions <br />agreed upon, it being understood and agreed that there are no outside conditions, representations, <br />warranties or agreements by or between either party. <br />Item Sixteen. Recording of Memorandum. The parties agree that Lessor, at its cost, may <br />cause a Memorandum of Lease containing the essential terms of this Residential Lease to be <br />recorded in the Off'ice of the County Recorder for Cuyahoga County, Ohio. Lessee agrees to <br />cooperate with Lessor in executing and recording any such Memorandum. <br />4
