default or defaults on the part of the Lessee, shall thereby be subrogated to all rights of the Lessee <br />under the terms of this lease. <br />29) Subletting. Lessee shall have the right to sublet for the specific purposes set forth <br />hereinabove, all or any part of the premises hereby demised, subject to the prior written consent <br />of Lessor, not to be unreasonably withheld. <br />30) Estoppel Certificate by Lessee. Lessee will execute, acknowledge and deliver to <br />Lessor, promptly upon request, a certificate certifying that (a) this lease is unmodified and in full <br />force and effect (or, if there have been modifications, that the lease is in full force and effect, as <br />modified, and stating the modifications), (b) the dates, if any, to which rent and other sums <br />payable hereunder have been paid, and (c) no notice has been received by Lessee of any default <br />which has not been cured, except as to defaults specified in this certificate. Any such certificate <br />may be relied upon by any prospective purchase or mortgagee of the property or any part thereof. <br />31) Estoppel Certificate by Lessor. Lessor will execute, acknowledge and deliver to <br />Lessee or any mortgagee of Lessee's leasehold interest, promptly upon request, a certificate <br />certifying (a) that this lease is unmodified and in full force and effect (or, if there have been any <br />modifications, that this lease is in full force and effect as modified, and stating the modifications), <br />(b) that the dates, if any, to which rent and other sums payable hereunder have been paid, and (c) <br />whether or not, to the knowledge of Lessor, there are then existing any defaults under this lease <br />(and, if so, specifying the same). Any such certificate may be relied upon by any prospective <br />transferee or mortgagee of Lessee's interest under this lease. <br />32) Notices. All notices required under this lease shall be deemed to be properly <br />served if delivered in writing personally or sent by registered mail or by certified mail with return <br />receipt requested to the Lessor at 5206 Dover Center Road, North Olmsted, Ohio 44070, unless <br />otherwise specified by Lessor, and to Lessee at Cablevision, 1300 East 9th Street, Suite 1814, <br />Cleveland, Ohio 44114, or to any subsequent address which the Lessee may designate for that <br />purpose. Date of service of notice served by mail shall be the date on which such notice is <br />deposited in a post office of the United States Post Office Department. <br />33) Withholding. Should Lessee withhold from Lessor possession of the premises <br />after the expiration or termination of this lease, then in that event such withholding shall constitute <br />only amonth-to-month tenancy. <br />13 <br />
