<br />Section VI <br />Premises Improvement-Utilities <br />Lessee has inspected the subject lea.sed premise,s and recognizes that interior improvements <br />are needed to accommodate a"Pro Shop". Lessee therefore agrees to make all interior <br />improvements at its sole cost and expense. Said impravements include, but are not limited to wall <br />surface remodeling, phone service, heating, air conditioning, alarm service and exterior signage. <br />Any such improvements not considered trade fixtures shall remain at the end of the le,ase term. <br />Section VII <br />Store Hours <br />Lessee agrees to maintain at a minimum the following stare hours: <br />Monday through Friday - 8:40 a.m. to 6:00 p.m. <br />Saturday and Sunday - 8:00 a.m. to 4:00 p.m. <br />During off season, November, December, January and February, said store hours may be <br />modified by mutual consent between lessor and lessee. <br />Section VIII <br />Advertising <br />Lessor agrees to advertise the goods offered for sale by Lessee in such premises thraugh <br />advertising utilized by I.essor in connecdon with the advertisements of lessor in such media as aze <br />selected by lessor, such advertisements to be in form satisfactory to lessor and paid for by lessor <br />at the cost to lessor. Lessce also agrees that it will advertise its goods judiciously for the <br />furtheranoe of its business and agrees to expend not less than two percent (2 9b ) of its gross sales <br />for such advertisements. Lessee also agrees to promote Springvale Golf Course in its <br />adve?ti?anen? Lessor agrees to furnish to lessee, from time to time, at lessor's discretion, space <br />for display of its merchandise Glsewhere in the complex. Such space shall be subject to directions <br />of lessor. <br />Section IX <br />Promotional Programs <br />1fie parties hereto agree that in order to run a suocessful pro shaP, it is necessary for lessee <br />to promote its wares by cooperating with management and the Golf Pro hired by management ir? <br />various promotional programs.
