? ? 29) Subi?. Lessee shail have the right to sublet only for the specific purposes set forth and authorized above in Paragraph 27, all or any part of the premises hereby demised. Lessor consents to the sublease of space to entities under common ownership, management or control with Lessee, specifically including Rainbow Advertising Sales Corp. and Northern Ohio Interconnect, so long as any such entities operate the same kind of business as Lessee. 30) Estoppel Certificate bX Lessee. Lessee wiil execute, acknowledge and deliver to Lessor, promptly upon request, a certificate certifying that (a) this lease is unmodified and in full force and effect (or, if there have heen modifications, that the lease is in full force and effect, as modified, and stating the modifications), (b) the dates, if any, to which rent and other sums payable hereunder have been paid, and (c) no notice has been received by Lessee of any default which has not been cured, except as to defaults specified in this certificate. Any such certificate may be relied upon by any prospective purchase or mortgagee of the property or any part thereof. 31) Estoupel Certificate by Lessor. Lessor will execute, acknowledge and deliver to Lessee or any mortgagee of Lessee's leasehold interest, promptly upon request, a certificate certifying (a) that this lease is unmodified and in full force and effect (or, if there have been any modifications, that this lease is in full force and effect as modified, and stating the modifications), (b) that the dates, if any, to which rent and other sums payable hereunder have been paid, and (c) whether or not, to the knowledge of Lessor, there are then existing any defaults under this lease (and, if so, specifying the same). Any such certificate may be relied upon by any prospective transferee or mortgagee of Lessee's interest under this lease. 32) Notices. All notices required under this lease shall be given in writing or sent by registered mail or by certified mail with return receipt requested; or via an overnight delivery service with receipt, to the Lessor at 5200 Dover Center Road, North Olmsted, Ohio 44070, unless otherwise specified by Lessor, and ta I.essee at Cablevision of the Midwest, Inc., c/o Cablevision Systems Corp., One Media Crossways, Woodbury, New York 11797, Attn: Real Estate Dept., or to any subsequent address which the Lessee may designate for that purpose. Date of service of notice served by mail shall be deemed to be on the third day following the date upon which such notice was deposited in a post office of the United States Post Office Department; and for overnight delivery service, date of service of notice shall be deemed to be the business day next following the date upon which such notice was delivered to the overnight 13
