<br />the Midwest, Inc., so long as any such entities operate the same kind of business as Lessee.
<br />30) Fctoppel Certificate by Lessee. Lessee will execute, acknowledge and deliver to
<br />Lessor, promptly upon request, a certificate certifying that (a) this lease is unmodified and in full
<br />force and effect (or, if there have been modifications, that the lease is in full force and effect, as
<br />modified, and stating the modifications), (b) the dates, if any, to which rent and other sums
<br />payable hereunder have been paid, and (c) no notice has been received by Lessee of any default
<br />which has not been cured, except as to defaults specified in this certificate. Any such certificate
<br />may be relied upon by any prospective purchase or mortgagee of the property or any part thereof.
<br />31) Fstonpel Gertificate bv cQor. Lessor will execute, acknowledge and deliver to
<br />Lessee or any mortgagee of Lessee's leasehold interest, promptly upon request, a certificate
<br />certifying (a) that this lease is unmodified and in full force and effect (or, if there have been any
<br />modifications, that this lease is in full force and effect as modified, and stating the modifications),
<br />(b) that the dates, if any, to which rent and other sums payable hereunder have been paid, and (c)
<br />whether or not, to the knowledge of Lessor, there are then existing any defaults under this lease
<br />(and, if so, specifying the same). Any such certificate may be relied upon by any prospective
<br />transferee or mortgagee of Lessee's interest under this lease.
<br />32) Notice,g. All notices required under this lease shall be given in writing or sent by
<br />registered mail or by certified mail with return receipt requested, or via an overnight delivery

<br />service with receipt, to the Lessor at 5200 Dover Cenier Road, North Olmsted, Ohio 44070,
<br />unless otherwise specified by Lessor, and to Lessee at Northern Ohio Interconnect, 3300
<br />Lakeside, Cleveland, Ohio 44114, or to any subsequent address which the Lessee may designate
<br />for that purpose. Date of service of notice served by mail shall be deemed to be on the third day
<br />following the date upon which such notice was deposited in a post office of the United States
<br />Post Office Department; and for overnight delivery service, date of service of notice shall be
<br />deemed to be the business day next following the date upon which such notice was delivered to
<br />the overnight delivery service.
<br />33) Lease Bindina unon Successors and Assigns. Each and all of the terms,
<br />agreements, covenants, warranties, conditions and stipulations herein contained to be performed
<br />or observed by the Lessor and the Lessee, or by either of them, shall apply to, bind and embrace
<br />not only said Lessor and said Lessee, or either of them, but also their officers, employees, agents,
